Are concrete estate agents required to honor register price?

I recently run across a home on the market that be priced way too low and be wondering if agents are required to honor the listing price of the home.

Anyway. Your question relates to the Uniform Commercial Code (UCC). In common listed prices are not "Firm Offers", individual an invitation to offer.
So even if I put a sign within my car."For Sale $5000" I do not own to accept your $5,000 submit. It is the same as "For Sale - Make Offer". I know that seem odd, but specifically the law.

Agents get salaried a commission - usually its paid by the Seller.

When more than one contract or agreement is signed and brought to the Seller, USUALLY a bidding or price "war" starts. How lofty the price will go is anyone's guess.

OR one Buyer may read aloud, "I won't pay any more than $X for that property." Sometimes they bring back that property for $X; sometimes the other Buyer in the bidding time of war gets the property.

Sometimes the Buyer see the property and decides its WAY over priced - because it wishes so many AND extensive AND expensive repairs.

First of, there is for a moment line contained by real estate contracts and elsewhere that say that information is deemed reliable but not guaranteed.

Second, genuine estate works with the bestow method, meaning you put within the offer and it is any accepted or rejected by the buyer, regardless of the resourceful price. So if you put in $7,500 as an bestow, you're wasting everyone's time.

Third, this is most likely a lease price per month.

Santa Barbara City College Housing Options?

I plan to attend SBCC in the trip up of 2008. I just wondered which living substitute is better, one of the properties at sbstudenthousing.com or staying in the santa barbara tourist hostel? I want to enjoy a lot of fun since I will be far away from my Ohio home, and necessitate to live somewhere where I won't bring back bored.


Answers: Stay in the student housing FOR SURE.

Hostels are places where on earth people crash for a darkness or two, maybe a week. There is little to no privacy and they are a bit dodgy. They are also know for high raid. They can be filled beside older, really loud, foreign tourists have a great LOUD time and not wishing to socialize near you as you don't speak German or French or Chinese or whatever. It is not a place condusive to studying at adjectives.

Honestly, why would you not stay in the SBCC student housing? You would be near students your own age, who have equal issues as you: classes, graduating, transfering, studying, have fun on a budget.

Especially because you are from Ohio, you should go for a smooth and unproblematic transition to life alone, far from home, and contained by college, which is nothing approaching HS.

I think that I've written to you in the past. If you would like transport me an e-mail and we can get contained by touch. I went to college here, (SB), and own lived here since 1984. Moving to SB is not the easiest thing. It can be really expensive. Perhaps I could provide you some advice up to that time you get here.

You aren't likely to capture bored in college no situation where you live, but I suppose that the tourism hostel is for tourist. Which you will not be. They might kick you out when they find out.

Breaking a lease?

I needed to break a 4 yr after 2yrs lease due to financial problems. However, i got someone who be interested and we signed an "assignment of lease". I let my innkeeper know through email and he sent me a letter stating that he agreed to it. after a yr the creature that was assigned the house by me departed without paying rent beside a yr left on the lease. can my innkeeper sue both of us for breach of contract? can I sue the sustitute fro breach of contract? please help


Answers: You are bad the hook.. you have it within writting from both parties, but do you enjoy anything proving your exempt?
Usually when a place is subleased, the original human being who leased it is still responsible. The innkeeper only give permission to allow the arrangement, not to help yourself to you off the hook.

You can see the other human being, the landlord can sue you.

Go read your lease agreement and see what it say.
