Tenents Car and Boat killed the grass at my rental property. Estamites run high on fixing the gras near sod so I oppted to mulch the front yard instead and planted some latest plants for less afterwards the cost of sod for the area of inert grass. Tenant is complainning that I'm not giving him back his entire financial guarantee deposit. I spent many weekends out in attendance working with my wife to build that yard better as a rule because he had kill my grass in the first place. Can I sue him for the full cost of yardwork plus other cost of time spent working on the yard? I'll also be sueing him for the cost of repairing the grass on the side of the house as well.

Sounds like you any loaned or gifted money to your fiance. What he used it for is irrelevant to your taxes. That would not be levy deductible.
Of course not, you have to own the property and you did not own it. You can't claim any expenses made earlier you added you to the deed.
