I've owned a house for 2 years. I am leasing it out and the people are supposed to buy it within June. The problem is, I found the perfect house for a really cheap price. It's like price as my leased house and the mortgage would be equal as my apartment now. My credit is "okay." It be good when I bought my house but unforseen problems cause it to lower. Anyway, how hard is it to buy another house if you already hold a loan out for another? I make more money than I did when I bought my house, if that help.Answers: You should be OK. Since the rent you collect is also income for you your income has substantially increased and should qualify you for an optional loan.
It depend on a lot of factor, but the fact that you would own 2 houses is counter by the income from the rental, provided it covers expenses for that property.
The loan climate is harder now, but not impossible.

This shouldn't be a problem if you are leasing the house for more than your mortgage costs. Contact a mortgage broker and they can give you some option. I rented out my house and qualified for another one, but I also had a 20 percent down settlement. (fron refinancing the house I was leasing out to tenant!) Good Luck! Hope it all works out!
