Is it difficult to find a contractor to do a rehab using FHA 203k loan?
I would like to rehab a historic home within St. Louis using FHA 203k loan funds. From what I've been told, the contractor commonly has to fund the project using this program and is salaried in a total of five installments from instigation to end of completion. Is this typically a problem or are contractors more comfortable with this knowing the money is surrounded by an escrow account waiting to be dispursed?Answers: We relatively often fund building projects somewhat anyway. Working for a private individual we ask for an advancement to start and consequently regular draws, i'm pretty sure the FHA works the same route only everything have to be shown and documented as far as start up costs, construction costs, and their draws are only made at stages of completion. I'm not comparatively sure how the start up works however i dont think you'll hold a hard time and you'll be more apt to work near a reputable contractor that doesn't need the money from your chore to survive.

I have a client that pays $550 a month, and the proprietor wants to bring to the fore the rate to $600 a month (a 9% increase). The tenant is month to month and I know the landlord requirements to give at most minuscule a 30 day distinguish, but is there a percent that it can't/can be raise? They live in PA.Answers: The manager is completely within his/her rights to put on a pedestal the rent as he has and can verbs to raise the rent every month as he chooses (with 30 days notice). Each tenant is treated separately whether it be three separate apartments or three bedrooms surrounded by a house if they are each on individual rental agreements.
