Rent request for information... suspicious tenant. Please relief.?

2 days ago I saw a townhouse for rent in Edmonton. The place seem to be ok, and has 3 rooms. I singular need 1 room, but the rent is still around the same near my current apartment.

I called the guy yesterday and he told me, someone already get it. But today he called me and said the character was a soldier so he have to leave town. That doesn't label much sense. But whatever...

I jam-packed a form and was gonna bestow it to the main department, since this is a take over not unusual lease. But as soon as she saw the house number in the form, she said, that guy have bill issues, and said I can't move till he resolves them. So I was resembling, if she remembers someone that good by simply seeing the number, the guy must be a troublemaker.

I saw the house and he has a wife and 3 kids, but the house seem pretty untidy, clothes, etc everywhere.

The woman in the department told me, the house might be damaged so check for that. He also asked me to clear him $1100 for the deposit as this is what he paid


Answers: I would not steal it. Your are right, there is something going on. Especially since the woman know right of the bat who he was. It may be more of a headache int he long run. Buyer beware. Landlords are required by canon to do certain things for their tenant so you are protected in that sense. (you would hold to check the laws contained by your jurisdiction) The house may be damaged, another admonition sign that SOMETHING went on contained by there. I would look around some more back committing. The last entry you want to do is be stuck in a contract involving somewhere you are supposed to consistency comfortable and safe within!

You do realize that you are refunding his entire deposit and you will be on the hook of any damages? You own no way of knowing what the condition of the place is approaching when this couple moved in, do you want that to be your responsibility. Do yourself a favor and verbs, there have got to be something else available around that nouns.
Who is "the guy"? Is he the current renter or the owner? Who is "she"? Is she a property manager? In any bag, I wouldn't give anyone any money if they don't even know when the place will be available and if "he" whoever i.e., has issues, you definitely don't want to give him your money. What if the operate doesn't go through? You'd enjoy to sue to get your own money final, and since he has "issues" you'll probably never see it again even if you win.

Answers: You did not say aloud where you are from. In CA you can evict for one 1 day behind time.

Her kids and BF have nil to do with anything and are not relevant. However, the boyfriend desires to be on the lease as well.

If they are paying belated, but paying eventually in matching 30-day block plus the late payment, you cannot persue eviction based on defaulting.

I have a couple of renters that do this...I look at it this method...it's extra profit for me.

To evict, the tenant has to be 30 days contained by arrears. That means that if the tenant's rent is due on February 1st, they are not 30 days PAST DUE until March 1st.

The source the courts have the 30-day past-due rule is to hold on to the courts from being flooded next to evictions where those are only 6 days tardy, 10 days late b/c by the time the court date comes around, if they own the money, the court will not evict.

If they ever fall 30 days historic due, I would start the eviction process b/c that is a accurate indicator that them missing a month entirely is very close.

Pay or quit notice are not required everywhere (or in most places).
