What is a quit claim action?

If you have an owner and a co-signer, what happen if the co-signer signs a quit-claim deed. How does it impact eviction if co-signer lives within the house.

Illegal Prepayment Penalty? Illegal everywhere? Home Value?

We've been surrounded by a home that was appr.(a) 254,000$,later added an inground pool & now owe approx 201,000.That be prior to a new house subsequent door selling about like peas in a pod time our pool went contained by it sold for 285,000 and then they put contained by a pool.(our house built in 99, theirs 05 but didn't flog right away) So I know you don't know exactly but approx. how much would that increase our house value? We want to refinance but enjoy a prepayment penalty that will be up within April of next year but next to ARM want to refi before payoff gets out of foot, however! My husband talked to an attorney today and the attorney said that near is something new next to the gov't that pre-payment penalties are iffy and if we try and pay it stale with a refinance through credit coalition & our current mortgage co. try & charge us that we are to come & see him. Anyone have concept with the worth approximation & if they've heard anything nearly the pre-payments being wrong everywhere instead of just particular states? THANKS!


Answers: it doesn't matter where on earth the mortgage company is, it matters where on earth the home is. remember this though, attorneys are not loan officer/brokers, they might have a better grasp than a lay person nearly some things because they are used to reading fine print, but this lawyer will also capture paid by you for doing work that may never win within court.
As far as pre-payment penalties mortal illegal, i.e. true in tons but not all states. and even though they are forbidden now, the contract that you signed is still reasonably binding. So when you do refinance, it may be illegal to carry a new pre-payment cost, but for the one already, done deal.

prepayments are not illegitimate. There would be a document called a prepayment rider which is a subdivision of your closing documents. You would have reviewed this and signed it. But surrounded by many cases you would hold to consider the benefit between refinancing and waiting...is it going to be worth for you to pay 6 months of interests...

This adjectives depends on what your rate is currently and what kind of a compensation you can get next to the new loan.

Answers: There are many variables that variety this estimate nearly impossible. For example:
1. Is there a set-back smudge on the lot? (your building can't extend beyond a certain point)
2. Are in that any easements across the property? (you do not want to build on top of a pipeline easement)
3. Are you going to build one story - or 100 stories? (big variable)
Depends on zoning.
