Renting Real Estate Questions and Answers

A solid estate agent received a 6% commission on the Dutch auction of a home. if he home sold for 540,000, how much be?

I am correct to say 540,000(6%)=32,400

Answers: Much more complex that this.

If the commission on the entire mart is 6%, this is split between the sellers Realtor and the buyers Realtor. (Assuming respectively party have their own Realtor). Then the commission is split with respectively Realtors brokerage, how commission is split varies greatly by brokerage.

Plus, Realtors are independant contractors, we retribution our own taxes, so about 35% of i.e. going to the government.
The commission also depends on his percentage that his employ broker give him. The agents employ broker receives the $32,400 and give him a percentage.

So your figures could be wrong
trouble-free if you have a research disability like me surrounded by math.
10% of 540,000 is 54,000
1% of 540,000 is 5,4000
5% of 540,000 is 27,000 (half of the 10 %)
So
5% +1% = 6% got it?
27,000
+
5,400
= 32,400

Rental Issue - Joint Tenancy?

I entered a unified tenancy near a friend 6months ago and we both signed a 12month tenancy agreement contained by both of our names. She have now get a boyfriend and wants to live beside him and then she said she is refuse to pay bills - which made us spill out out. She has very soon sent a solicitor letter to the hotelier telling him that I own been bullying her (an excuse it seem so she can get away beside rent) and as she can not live in peace surrounded by the flat so will no longer be paying rent.

I have in a minute been told by the manager that as it is a joint tenure that I am now responsible for the together rent - is this fair? The (ex) friend have told me to get a replacement room mate though not a soul is interested and i don't want to live with a stranger - the merely reason I am living near someone else is because we were genuine good friends.

I can not afford to payment the whole rent - counsel please yahooers?

Answers: If you both signed the lease, then you are both responsible for the total amount of the lease. Each month, the total amount is due to the proprietor.
No, she cannot simply get out of her commitment, unless a court have ordered it to be that way base upon her allegations.
The landlord perceptibly is trying to pressure you into paying the full amount, but both of you are legally responsible.
Thus, if you cannot remuneration, then both you and your friend will own your credit seriously affected. You can later seek to filch her to small claims court, but you cannot do anything towards the landlord.
Basically, you and your friend own a "all or nothing" agreement next to the landlord. Sure, your friend is responsible for the rent too, but if she doesn't settle up, and you can't pay the full amount, the innkeeper will evict you and probably sue both of you.
you are responsible for the full rent and she is on the hook as well. the hotelier can go after both of you for the full go together of rent due, and any late payments due for non giving.

either own her agree to a sublet (if ok w/ landlord) or ignore respectively other until the end of the lease if you can't afford the rent solo.

i know it's not what you looked-for to hear...but welcome to the genuineness of renting with friends. Good luck
