I am surrounded by process of buying a short market house. Am I missing anything?
I am working with Bank/Seller's realtor. I do not own a realtor.House is 7 years old and surrounded by excellent condition. No work is needed as far as I can tell.
I am going to own
1. Home Inspection with professional inspector
2. Home owner's insurence
3. Title insurence
I basically want to make sure I am doing everything I should be. I am buying this house beside 100% cash expense.
Answers: invest in a pious real estate legal representative...you can't trust the other side to work in your best interest...they hold a liability they are trying to sell. Trust me on this! Been surrounded by the Mortgage business for 10 years

Also a purchase contract. Title insurance was a VERY honest idea (I work for title company as an escrow officer, I KNOW). Termite inspection. Also obtain a home warranty, that's a must on any home. Make sure the lender accepts the payoff amount. You MUST enjoy this in writing and acquire a copy of the entire payoff statement. There might be other stipulations. usually, the seller must not receive any brass at all. Look at the title report to spawn sure there are no other liens. Be deeply careful. Sure, it's right to get a legal representative, but it sounds like you're on the right track.

Answers: If you have bad credit, you shouldn't even try to get a home loan (it isn't going to happen because of the bad housing market), your best bet would be to save your money and rebuild your credit and then use the money you saved as the downpayment. If you have good credit though, now would be a good time to buy because the interest rates are low and there are alot of houses to choose from.
bad credit? keep renting. that is the answer.
bad credit get u higher rates lousier terms and unfortunately into foreclosure faster than not.
