The standard lease language calls for a reconciliation of the previous year by March 1 of the following year. At that time your NNN may increase or decrease.
As a commercial developer, my advice would be to get a budget in writing. It's very easy to give a potential tenant an offhanded, lowball quote when trying to get you to sign a lease, and when the charges come in 50% higher respond with "it was just an estimate, read the lease."
You may be able to soften unexpected expense charges by doing the following: 1) ask that capital expenditures be amortized according to GAAP. 2) try to get an annual cap on the increases that are under the landlord's control. 3) try to get a written agreement that any expense increase will not be charged back when it's incurred, but after the reconciliation period. I have seen landlords incur a $30,000 bill for parking lot resurfacing and bang the tenants for that in one month. That's not right, or fair, but many leases will allow these short term chargebacks.

Me and my roommate are on separate leases. I am on a 1 year lease, and she is on a 6 month lease (WHich ends surrounded by march). Well she is a nightmare! She refuses to reward utilities, becuase she claims i told her she didnt have to (WHich is BS i would never agree to that) Not individual that she got a puppy for christmas, which is against the lease. The lease say there are no dogs permitted within the house that are under 1 years matured. She keeps this things surrounded by the garage, and it poops everywhere, and it stinks. I politely asked her if she could not leave the puppy within the garage anymore, and she basically told me to step F(a)#% myself, it her way or zilch at all.If i report the landlord that she have a puppy, can they evict her?
Answers: What is the nature of the lease? Do you lease and sub-lease to her, or are they separate independent leases near the landlord? If it is a sub-lease, it is your responsibility to evict her. If it is independent lease, the landlord could evict her. As for the puppy, the tenant could evict both of you regardless of the type of lease. A puppy is in the apartment - it doesn't business who owns it. If she is evicted, who has responsibility for find a unmarked roommate, you or the landlord. You could loop up with a roommate that make this one look heavenly.

First of adjectives, it's a process. I think if the manager kicked her out
just approaching that, it would be considered an illigal eviction and the roommate may be able to sue subsequently. I would talk to the home lord though, so she at least know whats going on and she can decide the proper steps to bring. She may say that you told her that she doesn't enjoy to pay utilites, but if it's not contained by a contract, no judge would believe it. Take like mad of pictures just within case you do hold to go to court. The innkeeper may decide to afford her a pay rent or quit (eviction) catch sight of, but legally she doesn't own to leave until the men contained by green (the U.S. Marshalls) put her out!
