Does a purchase price of a contemporary home from a developer assume you will use a realtor?

If so, Can I negotiate down if I don't use a realtor?

Answers: Maybe. Most developers use a Realtor and may offer a lower price if you don't use your own. However, that Realtor represents that developer, not you. They will not administer you the kind of service you could expect from your own agent, who represents your interests.

You may find what seems similar to a lower price, when your agent could have produced comps, be savvy about what is mortal offered amongst competing builders and negotiated you a better business deal.
Hi hemrock98,

~Their purchase agreement is composed by their attorneys and tailored for the builder's protection.

~Construction time is 5-6 months. In the meantime, you cannot lock your interest rate. You running the risk of interest rate fluctuation.

~Real estate tax is more expensive. They individual assess for the land when building. You will receive a supplemental duty when you move in.

~There are some expenses that you enjoy to consider that sometimes are not included. Such as AC, kitchen appliances, washer, dryer, window coverings, and flipside landscaping.

~Brand latest homes does not always mingy it's defect free. Get it inspected prior to moving surrounded by.

If you have you heart set within new subdivision, ask your definite estate professional to represent you. The builder compensates your representation and their starting price on the home does not change. You can however negotiate the incentives and upgrades.
yes, and you do not win an incentive not to use your own realtor
