What are my tenant rights on the subject of hubbub contained by Madison, Wisconsin?

My husband and I live in a two-flat; we are long-time apartment dwellers. Our downstairs neighbor is a single mother near a four year old and a ten year ancient. We have spoken to both her and the tenant about the excessive din from their apartment, to no avail. When I politely asked her to keep it down after she woke us up at 7:00am second Sunday, she ended the conversation by closing the door within my face. She have been rude and unresponsive in the region of the noise, which includes vacuuming, hammering, literal screaming, running contained by the house, piano "playing," music, and loud thumping that actually rattle our apartment.

They are loud all sunshine long, but we know kids need to play. We would love it to be still all the time, but we are just asking for quiet while we are sleeping surrounded by the morning and at night. The proprietor is nice, but not very assertive and say he can "see both sides." Is there a local ordinance I can show him to explain I own a right to quiet when I rent from him?

Definitely check your lease for rules. If you cannot find anything in here I would check with your city ordinance. Call your local city office and ask them, near is usually a noise ordinance surrounded by most towns. If your town has one, inform your innkeeper that the tenant below you is violating a city ordinance, if that doesn't relieve then complain to the city. They should know how to help.

It is usually worth more. Here some things to consider when purchasing a home that is in a corner lot.

PROS:

~More parking.
~Bigger lot.
~Easy access.
~Possible RV parking.
~No side neighbor.

CONS:

~Less privacy. Cars and people.
~More expensive.
~Possibly more assessment.
~More volatile to motor vehicle accidents. DUI drivers driving to your home.
~More exterior maintenance.
Always corner plots carry premium, In some places even the seller asks premium of 10 - 20% when selling in first place.

If i have option for corner plot i take it fro a premium as you cannot have easy oppurtunity to get it.

WHERE your corner lot is will affect its value almost as much as the fact that it is a corner lot in most markets.

If all else is equal, the traffic isn't a hazard, and you are comparing it to lots nearby, then yes, probably. One has the advantage of much more access. However, one also has less privacy. It absolutely depends on what the market expects and wants, and that is always local to the market.
I am a residential real estate developer and from a development stand point a corner lot will have more assessments attached to it because it has utilities, streets, curb and gutter on two sides. Developers will typically allocate costs evenly through-out the development but the actual cost to develop is more for a corner lot.

Buy fixer beside life-size credit rear legs?

Can you buy a fixer with a substantial credit back? So that you can receive the entire loan from the edge, and use the credit to do the work? Does it work like that?
ex) proffer 350, with 50k credit. dune gives you 350k loan. you reward seller 300k and use 50k for home repairs.
