Council Rights: (Rights to Repair)?
Thanks so much for the help on my concluding Question,Still a bit confused: Would the Council have to replace/fix the 3 bedroom lights as the restrained sockets don't work.
Would the council have to repair the following?
The Fan surrounded by the bathroom is leaking, and it looks like it about to jump down off.
Also surrounded by her Kitchen the window be loose and kept falling down, this has be like this for months, It's immediately too stiff to be pushed up (we even tried hammers to facilitate it up) no luck:
In her sons room the window frame is cracked, and origin to break up,
Sorry if that was long-drawn-out I just want to be prepared beside her rights, so the council can't refuse to do it or trick her into paying.
Answers: All of these are the responsibility of your council. I would contact them contained by writing, send the dispatch recorded confinement and give a timescale for which they own to reply ie 10 days. I would exxplain all the fault, how they affect you and your quality of energy and how they prevent you from enjoying your property! The details of their responsibilities and timescales should be surrounded by your contract or tenant handbook. Failing that contact the CAB
Good luck xx
The council should fix adjectives of these things.
In a reasonable time too.
Just preserve on at them if they don't
(Their repairs aren't done to the highest standard though)
My flat be recently upgraded and council give me a folder detailing what repairs they do - sockets and light are my responsibility and blocked drains but adjectives of the other things you mention should be council responsibility. Seemingly if your council tax is surrounded by arrears they wont repair.
Mortgage points-who pays buyer or seller?
Answers: In times past, the buyer paid all costs (including points). In the current markets, EVERYTHING IS NEGOTIABLE.
Buyers are asking for more and more within the purchase agreements and sellers are agreeing. There are a lot of homes on the market and it is a time when sellers have to be competitive. It is best to work with a reliable lender and buyer's agent who can advise you of market conditions within your area of interest and prepare mortgage options that fit your purchase agreement.
As a buyer, the ball is in your court - but you won't get anything unless you ask. As a seller, keep an open mind and consider putting together some options for potential buyers.
Hope this helps. Best of luck.
Either can pay points. In a typical buyers market (like now), the buyer can negotiate for the seller to pay points at closing. In a sellers market, the buyers have to buy their own points.
I just bought a new house and the builder paid two points that I used to buy down my loan rate with the lender.
