First , you need to review your lease agreement. Some agreements state that the landlord is responsible for certain repairs to appliances, etc... On others, you are responsible, and on still others the responsibilities are split.

Check the lease before you start sending letters, certified or otherwise. You might find yourself responsible for repairs and back rent.
