I am a California Commercial manager for a sports car rinse contained by Ventura California, and my tenant is disappearing on Feb 1s

I am a California Commercial landlord for a vehicle wash contained by Ventura, California, and my tenant has giving me a 30 days catch sight of and is leaving on Feb 1st, so I posted a sign 2 weeks in the past he is scheduled to give notice, that says "NEW MANAGEMENT ON FEB 1st" so that citizens will know that the car rinse out will still be open after he leaves, because he is notify his customers that the car bath will be closed for good after he leaves. Am I inwardly my rights to post this sign?

Answers: Yes you are within your rights. Keep this contained by mind though just because something is inside your rights if a former manager leaves on cool terms (like this sounds like) you have better watch out for other problems on the agency out.

He is lying to customers (that is unless he has be lied to about the closing) and explicitly a problem either passageway. If you were the one that lied to him something like the closing then he may look for other things to complain roughly etc. (make sure you have adjectives of your details in instruct BEFORE he leaves) things where he/she might telephone call the better business bureau or some other regulatory body and make adjectives sorts of negative claims on the process out the door (if you upset him). Another thing to monitor out for in the sports car wash bus. is manufacture sure of the legal status of your workers etc. because the prior arranger might whistle blow on that issue as well.

I would look for any nouns in the bus. where on earth you are not in complete compliance and attain that handled. The sign is the lowest possible of your problems if you have a hostile former governor.
A little rude (you could have wait until the guy was out) but as far as I can see it is alright. Does the lease specify anything roughly speaking you posting signs? It probably does not and if it does it probably does not restrict you from doing so. If it does then you may want to reword it surrounded by the future. It would be no problem for you to post signs that you are looking for a trial tenant so why would the new paperwork sign be a big problem. If you look at it from a financial point of view, whoever has the best credit should hold the mortgage. This way you can get a better rate, therefore, lower payments. Since I have better credit than my fiance, I have the house in my name only. Also, as a smart female who has been divorced before, if you are both on the mortgage & wind up separating, one party will have to give up their interest in the property (throught quit-claim deed or buy-out) and then the person keeping the property will have to refinance in their name only. This can cause you to incur loan fees/ closing costs all over again & may leave you in a situation where you have to finance more than what the house is worth in the current market. So if you find the mortgage to be too much for you to handle by yourself & you want to sell you may not be able to. Factor realtor's fees into the equation also.

I have be in mytownhome for 3.5 years bough it for 194k. My mortgage be a2`year ARM. My mortgage company approached me 2 years ago for a 2nd loan, they told me that my townhome is worth 275k. I had a 45k medical bill for my son and at that time the wage were massacre me, i went a commander and did it brining the loan to 55k, that paid that bad and closing fees. Well now i am tring to refinance and finding out my townhome is worth 195k, i owe presently 252k on the home. My payments are killing me the ARM is immediately at 10.25%. I was chitchat to my neighbor Bud who lives in my community bought his townhome at like peas in a pod time they wrote my 2nd loan, he paid 200k. I have a realitor friend investage and found no town home ever sold above 205k. I doug out all of my tabloid work and found false #. 1, they put down my home was worth 275k, no townhomes ever sold over 205k. Second my monthly income be doubled. I called my mortgage company to see if they could back, i got laugh at?


Answers: you can talk to a legal representative but what you would try is a fraud action against the dune and the appraiser, not a easily proved, plus cost of the attorney, and maybe not even own a complaint
Contact the department of banking within your state (presuming you are in the US) and folder a complaint against the lender.

You have a responsibility to read and comprehend adjectives documents to which you attach your signature. To that end, if your income be doubled on the application, it was up to you to point that out to the lender.

As far as the bleak appraisal, you will probably get them contained by trouble for that, which is good.
