Answers: most of the time, you get evicted because you've already broken the lease. in a few cases, you get evicted because the lease is otherwise dead already [foreclosed, or condemned by health department, etc.]
Yes, if you're evicted, you've most likely have chosen to violate some part of the rental agreement (non-payment, conduct, etc.).

What is debateable is how much of the vacancy rent you are responsible for. In many states, a landlord is responsible to make a good faith effort to re-rent the unit. Your landlord shouldn't be able to evict you and then charge you for the remainder of your lease. However, check your rental agreement.

Of course, if you're evicted, lease break fees should be the least of your worries.

Math.round (Javascript) to 2 decimals?

Just started learning Javascript and really stuck on rounding to 2 decimals surrounded by the below ShowVal() case study? Have be playing around with *100/100, but no luck.

Answers: Since the rounded answer is only man used to display, you can use this function, which converts the number to a string, cuts it to 2 decimals, and then returns that investigational string.

This works by converting num to a string, finding the first instance of '.', and then returning from the start of the string, to 2 spots long-gone the decimal point. Hope it helps!

Please help out? re: renting?

our landlord sent reminder saying he intends to up our rent by to lb860 per month (it be lb800) due to costs.

if you seen the house you would not speak it was worth this! it be lying empty for months b4 we come, we had no choice to bring it as it was december and within was nil else at the time

we hate it and want to move anyway but theres not much else at moment.

its mature and the kitchen is old and not pleasant, near old carpet etc, an old dirty fridge (he get the other replaced one cos it broke but never replaced it) kitchen cupboards hanging sour. etc
he says contained by feb ruary it would rise.
he says if we dont decision to go ahead beside this tenancy later he will only lower sense period to 10 days?

i must say, we are not beside an estate agent the agent we were next to closed up office and disappeared, (they were dodgy) and proprietor has our deposit. he's be a good hotelier, no problems.


Answers: You have by regulation a "shorthold tenancy". This will be for a stipulated period that you enjoy agreed to. Your landlord is not permitted to amendment the monthly rental charge whilst this period still exists. If this extent has passed and you are nearby on an agreed ad hoc principle, then he is competent to increase the rent and you are able to shun the increase and give distinguish . . . your contract will say how long although a shorthold residence requires two months notice by any side. Read the contract thoroughly and understand what the innkeeper is obliged to do within replacing broken appliances etc. If you accepted the dirty carpet, ill fitting cupboards etc when entering the contract, at hand is nothing you can do in the order of them, however if he can prove that you were the basis, then your deposit will be deduct accordingly to own these fixed.
go to the council. i dont regard he can change your tennancy contract when he feel like it.

If you have an AST consequently he cannot change the rent for the set residence (normally the first 6 months), he certainly have no right whatsoever to reduce the consideration because you wont sign another tenancy.
