Renting Real Estate Questions and Answers

How do material estate agents provide through clashing TRUE estate companies and agents?

I don't understand how this works.

Answers: Its call a referral contract. Depending on the state and their regs it can differ. In Ohio, an agent can push a listing to another agent and win a 25% commission (referral fee) on the selling agent's commission. So, if the selling agent gets 3% on a $100k home, the referral tax would be $750 to the agent who referred the property to the selling agent.

I could tell you a means of access to make money on this...but I wouldn't want to bestow away my secret for free. I earn an extra income of around $50k a year with a system I put together on this...and I don't enjoy to work very firm to do it either.
A house is nominated through Agency A. Agency A works for the seller. You may choose an agency(Agency B) save for Agency A to help you look at homes A have listed. Although the brokering agency (A) works for the vendor, both A and B has fiduciary responsibilities toward their respective clients. Fiduciary medium no one within Agency A can disclose confidential information regarding the seller's circumstances, nor can your agent surrounded by Agency B disclose YOUR confidential information. True, it is Agency A's job to gain the best price for the seller, but as your agent, B should work purely as hard to carry the best deal for you too. Yes, it is stated that the encyclopaedia agency/broker is employed by the seller. However, individual agents within that agency are independent contractors. They do not get compensated a salary, they bring back paid commission one and only when a transaction is completed. Any agent that is representing a buyer and is worn-out in the best interest of that buyer is a sorry piece of work.

A direct answer to your interrogate. Agency A has a property planned. Other agencies may make appointments to show the property and represent potential buyers. Should that buyer decision to purchase the home, the agent the buyer chooses will do all the legwork as far as presenting buyer and Agency A next to the necessary documents and other tasks related to a mart. When a trasaction closes the listing agency (A) will reward Agency B a pre-determined percentage of the commission.

Can someone please explain the benefits of buying a home versus renting? I would appreciate it.?

Answers: If you pay $1500 a month for 10 years you will have 120 receipts. If you buy and pay $1500 in payments you will have a house half paid off. and rents have not gone up. Why pay $18000 a year for receipts unless you are undecided in staying or you do not want the hassle of caring for property.

But I love my renters, They have made me lots of money and I take care of them.
If you buy it you can then take out loans on it
when renting you can't
if you buy it then you can rent it out for more money
if you rent you can't do that
If you buy it then you will have collateral
If you rent you are only making the land lord richer
buying a house is an investment with resell value, something a value it is material a vision of your investment.

Renting throwing money out the window, money you will never get back, living in something you will never own.
1. Interest deduction
2. Appreciation

1. Say you're in the 28% tax bracket. Subract 28% from your loan payment and county tax for the house. That's what you really pay.

2. Except for this recession the country is going into, home prices usually rise about 6% per year. Subtract 6% of the homes price from the value you calculated above. Now compare that to rent. Which is lower?
In truth, it is different for each person. Some people prefer to rent.

Can a employed land agent sell his home privatly?

Answers: You have to disclose that you are a real estate agent. Also, the mortgage companies will require a second appraisal to assure that you have not falsely represented the property.

If you list your house in the MLS your broker may require that they still receive their full commission as you will make them legally liable in the sale.
sure, why not? just because they're an agent doesn't mean they can't do a F.S.B.O (for sale by owner)
