I am a ballerina and i am planning my sixteenth birthday party. I plan to do three spotlight dance on a stage in my backyard. The stage must be at tiniest 8X16". I dont really care how giant it is off the ground. The stage will be on the top of a small mount and people will know how to see just fine even if it is flat on the ground. She is renter, plain and simple. The "own" part is not exercised until the running out of the contract.
Your friend can evict according to the laws of your state. Some states would not allow an eviction base on a falling out, but most will.
Unless she is defaulting on the rent payment or to other jargon in the contract, notarized or not, she may enjoy a hard time leaglly evicting her. She can serve her next to an eviction notice, and go against the contract, but it may become lengthy. Serve her the eviction and hope for the best.

It is always best to be honest. You don't want to be fraudulent and suffer the consequences. Explain what the debt be all going on for and as to why it was delinquent or anything the situation maybe.
