Can I break lease?
Ok so my hubby and I found a great place to live and filleda out an app and what sort of looks like a lease. It's one page awfully breif and we don't have a signed copy nor did the innkeeper sign the copy he has that we did sign. We put down a 700 deposit to move contained by Feb 1st even though we told him we couldn't move till the 9th he was unwilling to work beside us on that. We had a family circle death that darkness and called the subsequent morning because we are going to have to move out of state we are prepared to let him hold the 700 dollars as long as we can break the "lease" and just give notice. Any help here?Is this permissible or not anyway we can possiablly keep our money and only cancel the check and saunter out of this? THANK YOU!
Answers: I hate to voice this, but some landlords are lazy. If you hold to move out of state - the landlord probably won't do much. Even if he tries to force the issue (i.e., court) not much will ensue. In my state, Colorado, in proclaim for a landlord to return with a FINANCIAL judgement (i.e., you owe X #of months rent) against, you have to be PERSONALLY served a court summons. If he can't enjoy the court summons handed to you directly by an even-handed third party, the courts WILL NOT award him any money.

Why not telephone and talk to him or ask him for a copy. Why do you sign things and not draw from a copy? He doesn't need his signature on a lease, he wants yours. Some leases hold clauses that will allow you to get out of your lease if you are moving. Ask what downfall to move in will cost. Most places a short time ago keep your deposit because they may own been competent to rent the apartment while you were varying your mind and that seems reasonable. He has already proven difficult to work beside and so I would not have signed anything and not bargain to live there. I don't know if he is officially bound to give you a copy but I'll bet in attendance are laws. Off the register, I would find out if the check has cleared and put a stop fee on it. He sounds sleazy and it doesn't sound similar to a large apartment complex that would enjoy the ability to ruin your credit unless he took you to court. Don't depart a forwarding address. . .
Is here any hope of getting a stated income construction loan?
We have horrible timing. We bought property and started plans for building a up to date home right when the market took a turn. We've be having one hurdle after another. Our loan agent works for Wamu and we be literally a DAY AWAY from getting docs to finish up this loan when she told us that they notified everyone they are no longer doing construction loans and we be out of luck. She's been submitting our folder to some other banks, but it's looking bleak. We are self employed and can show great business income, however, our taxes show bearing too little income to qualify for a regular construction loan. If you're in the industry can you tender us any hope or advice on how to proceed? We really, REALLY entail to get this loan closed ASAP.Answers: try conversation to another bank...I be with wamu for just a few years...they are not business savy if you ask me...
