Did you check past tenant references? Employer reference? The only process to know is to find out what kind of tenant they be previously, did they leave on perfect terms, did they rate on time, be they good renters, did they hand down the place clean, undamaged, would the tenant rent to them again? Those issues are important. Make sure you are refuse an applicant based on those issues along beside checking to make sure they enjoy a good credit history and not base on race, religion, sexual sexual category. A single mother can still sue for discrimination if she feel she was discriminated against because she is a single mother.

Unless I have answers to those questions I would not know how to make a ruling on who is the proper candidate unless fully informed. Also net sure you do background checks, the couple might give the impression of being like a honourable choice but if the husband has a criminal history for larceny or domestic violence they are no longer desirable renters. Never intercede a book by it's cover. I used to interview possible renters for a condo association as I was president. One relatively nice couple have applied to rent at the condo, however, the husband had a previous misdemeanor on his history. It was extremely old and he explained it away so I approved them to rent. But you a moment ago never know.

We are tenant dealing next to a huge corporate running company...?

The apartment we rent was built within the 70's. Our large kitchen skylight has be leeking water into our apartment when it rain. The amount of water is exessive, we jump through about 10 towels cleaning up the hose. We notiffied the manager and no commotion was taken to fix the problem. We consequently notified the property maitanance supervisor who assured us the skylight would be fixed imediatly. A man came out and looked at the porthole and said it would have to be completly replaced- and would pass the company a bid , wich would need to be approved previously doing any work. Well 2 weeks later and still no word. It is suppose to precipitation the rest of this week were we live. What can I rightfully Do? We first notified managment of the issue December 15 th.

Answers: First of adjectives have adjectives your complaints been done surrounded by writing to the management company? Verbal agreements will not hold up surrounded by court. Remember, the management company is informed that they inevitability to replace the window and their subsequent step is to get three bids to sort sure they get the best price, trust me when I report to you that contractors are slow in getting bids to those as they are busy with larger contracts. This adjectives takes time to pull, once they accept a bid later they have to rota the contractor, it's not uncommon for this process to pilfer over a month to get programmed if not longer. Not to mention the glass might have to be special ordered and that could clutch weeks in itself.

If you do not attain a response from the onsite manager consequently go to the individual that will get you answers and that's the property administrator, not the onsite resident manager but the soul over them that works in the corporate bureau. Somewhere listed is the autograph of the management company, usually its on the leasing sign outside i.e. manage by Faizon properties etc. Go online and locate their branch or corporate office and distribute the same reminder to them. Make sure you do this in writing and you've kept a article trail.

Be reasonable contained by your request, the management company can merely move as fast as their contractors. Go within and find out if they have any updates about your window.

G00GLE your tenant tenant laws usually window have to be hose down and airtight so it is the responsibility of your landlord to repair or replace.
If you enjoy notified your tenant as prescribed in your state ...he have now violated the lingo of the lease regarding inhabitability...

Some states allow for the tenant to incur the cost of repair and consequently deduct it from subsequent month's rent...some states put a cap on that amount though..G00GLE your state and landlord/tenant law.

You are in position to notify your manager that you are leaving because.cite the state law he's violated and that you expect your deposit returned in the amount of time dictated by state decree...in AZ, landlords solely have 14 days to return deposits..

virtuous luck
Verbal is good. However you inevitability to follow up the request by way of a missive. Send the letter Certified return signature tally.
Then if it is still not fixed send a second message certified that you will have the glass fixed a deduct it from the rent according to civil code 1941 and 1942. Now these code are contained by California. You may need to look it up beneath your state.
Good luck. It is called repair and take off Law.
