What are the pros/cons of furnished apartments?




Answers: The pros are that you don't have to haul all sorts of furniture to your new place.

The Con is that the furniture is probably not the greatest quality.
pro- if you dint have furniture, dont worry its there.. con- how clean do you really think the furniture is? are they going to charge more for it being furnished?

Do burning candles indicate deceit?

Our home is on the market and we other light a candle surrounded by the kitchen, bathrooms, and master bedroom. Today the buyers asked what we are trying to hide. My ask is, do you consider this to be a deceptive practice? We feathery the candles and open the window to be sure the house smells nice and fresh. Any and all feedback would be appreciated


Answers: You hold weird buyers...do not allow for them to control what you do.

I other encourage someone when they hold a showing to either scorch some cookies, light candles, because your olfactoy sense is the ONLY sense that you own that instantly evokes emotion.

There is even a company that I work beside that will rent to you "scent" machines where they will custom design a scent for you...they even enjoy one that has a "fresh paint" smell.

It is a HUGE business.
I would manufacture a note of their name so that if you get an set aside from them I would be reluctant to accept that contribute.

The response that they gave you sounds similar to paranoia.

My experience with paranoid inhabitants is that they often sort up problems where none exist.

I do not want to do business near people close to that if I can possibly help it.
That is really strange that a potential buyer would ask that!
I've gone threw many homes and it's completely middle-of-the-road to light candles or to enjoy baked cookies to add a homey passion.

Is it unendorsed to rate a homeowner within a short Dutch auction concordat beside a separate contract?

Is there any trial way for me to reimburse the homeowner and/or for the realtor to get rewarded?
Or is this illegal altogether? Does anyone know what the canon explicitly states?

Answers: If you are hiding it from the lender I would iinterpret that to be fraud.
NO, it is NOT legal.

The Real Estate Settlement Procedures Act (RESPA), states that ALL monies that are involved contained by a real estate transaction must appear on the HUD-1 settlement statement at closing.

Anything else is considered rewarded "outside of closing"...which is fine, as long as it appears on the HUD...but if it's something that the bank doesn't allow, and you work out a treaty outside of the closing, it is a FELONY.

1. The contract is non-enforceable in court b/c the court systems won't enforce an unlawful contract.a judge would ask you to produce the HUD that match the property.

2. The Realtor would lose their license.

3. The bank, if discovered, can sue the homeowner for what be paid out.

4. Everyone that touched dubious parts of the transaction can be charged with a Felony.

RESPA IS FEDERAL.so that it is surrounded by effect in ALL STATES.
