Is it legalized to hold a house rented where on earth the first floor is part 8, but the 2nd floor isn't?
again with thinking our building is not approved for an apartment building, I am curious if it make any sense, downstairs is sections 8 but upstairs (we are told isn't). It's adjectives one house? Thanks!
Answers: If it's all one house and not a duplex, afterwards you can't have two separate renters beside two separate leases.
Section 8 is simply a rent voucher program.
Any apartment can be Section 8, if the hotelier agrees to participate surrounded by the program and the apartment passes Section 8's inspection.
Perhaps the second floor have never been inspected or inferior Section 8's inspection or the landlord does not want to share in the Section 8 program for doesn`t matter what reason.
In the SAME house?
Heck no it's not allowed.
Section 8 doesn't do illegal makeshift departments or "boarding" houses.
Has anyone here hold done a lease to own contract to purchase a house?
hi there me and my husband own been trying to purchase a house but dont hold great credit, so we decided to do a lease to purchase on a single inherited, we have never done this previously so we wanted to see if anyone have done this type of deal and how be your experience, and also what kind of down contribution did you put down and also how long did you rent it for. thankyou for your timeAnswers: I did this some time back. My lease to purchase didn't travel through because the owner went nut-so and tried to supply it out from under me. Here's what you involve to look for in a contract.
1. Established price for the house in a minute... not market helpfulness at the end of the lease.
2. Establish the monthly lease amount THEN establish the down payoff amount. If the home normally lease for $1,000 a month.. then specifically the amount you should pay.
3. Establish a 'trust account' within which you will deposit money on a monthly basis that will be used for the down gift. So... let's say you lease the home for $1,200 a month. $1,000 go to the lease.. $200 goes into the 'trust account' and at the wind up of the year lease.. you have $2,400 for down return.
4. Establish your responsiblities for maintenance on the home. What do you enjoy fix/repair/etc. during the time you live there. In a rental contract the manager fixes everything, in a lease to purchase this can be negotiate and a point of contention later on.
5. Get a concrete estate attorney to review the contract. The small fee ($200) for this review could store you thousands!
I rented the home for a year and the lady seem nice enough at the birth and we agreed to x-amount per month and y-amount of that total to be part of the down expense. I agreed to fix anything that broke under run of the mill use. AFter we had be there for 4 months a existing estate broker showed up with some clients and required to see the house. The lady be trying to sell it earlier the lease was up. It get really messy after that.
An attorney is always a flawless thing to own on your side.
Good luck and I hope this helps!
Hi near. I don't have any answers to your sound out. Sorry but I did want to thank you for asking some advice from the others. I hold been interested within knowing more about this myself & wondering if this characteristics of purchase really exists because I have hear of it but don't know anyone that has done this. I am also interested contained by knowing what you learn from our friends here. Thanks again & own a nice day.
JUST pre-qual'd for 100% (a) 6%(30 year fix) I know market will slump & NO 100% avail anymore; should I buy NOW?
Answers: You could wait some more. If by waiting you will have a down payment I say wait, if not, go for it. There are still 100% LTV loans available with great rates. You have to watch out for PMI since you are not putting 20% down.
Go ahead. But with no equity in the property, both you and the lender are at risk if the market declines further and for some reason you must sell. With normal down and good credit, you could get money at 5.5% today, and an extra half percent is a good deal for nothing down.
