What nearly buying a Timeshare for investment (to rent it out)?

Some sellers give the impression of being to be willing to put up for sale their deed for little $$ simply to get rid of it and conservation fees. Some selling prices are exorbitant. Is there money to be made by purchasing (good location and upright season) strictly to rent it to vacationers? Opinions? Pros or cons?


Answers: There are no pro's.

The cons are that the maintenance excise will be more then you can rent it out for.

This is even worse consequently just flushing your investment down the toilet, you are stuck beside fees you can not get out of!

Just in the region of anything is a better plan then this one.
I own over a dozen rental properties and ZERO timeshares and wouldn't buy one if you held a gun to my head.

1. Timeshares are not financial investments
2. They are not scams (except for places where on earth you go to the exact same place at the exact same time.)
3. Buy one next to a resort CHAIN like Hilton, Hyatt, Westin, Mariott, Ritz Carlton, etc.
4. I can stay within Hawaii in a 2 bedroom suite for the cost of my conservation fee ($700). If you have to pay for that out of your pocket, I assure you you would repay several thousand for that week ($5000-7000) for ocean front which is what I'm getting. The $300 a darkness people discharge there is for an the deep view room at best. I also hold a kitchen, dining room, privacy, washer and dryer, and access to the pools that the regular guests do not.

Getting the right one makes adjectives the difference. Never rent it out though it is wasteful. Yes I own investment property and I consider a timeshare to be a huge moneysaver.

When the house recessions happen will renting go down also?




Answers: Presently they are raising, lots of people are now renting.

For awhile there you couldn't get a decent renter, they were all buying. Many of them failed at home ownership though and are right back renting.
Thats a hard question to answer as so mnany people have taken buy to let martgages and are paying a high rate due to teh cost of the house in that case then NO.

But people who have had them for a long time will drop them as they can afford to so they can cram in clients to the masses..
No - the property owners still have the same mortgage costs to pay out. Just because the price of the property reduces because of a slump in the property market, it doesn't mean the cost of the mortgage reduces.
