How much are dampen & waste bills for a typical Studio apt. around Union Square within San Francisco?

I don't know about Colorado, but most states you can trade the home whenever you want. If the renters have a lease, it will be binding, but would ratify to the new owner.
You don't enjoy to keep the house. It will probably be harder to put up for sale with a renter within that has a lease, though.

You can roll the home and tell the renter that you are selling the home and present them two options. 1 they can break the contract and you will not hold them to the duration of the lease. or 2 disclose that you own a renter that has a contract to live within the property and that the new owners will enjoy to honor the contract till it ends.

First, if you're local or have liable friends/family, get rid of the property administration and rent the house yourself through craigslist. And if the house is already rented, get rid of the property paperwork company -- it's not worth the costs. Worse case, you'll hold to hire a lawyer to folder an eviction, but that's probably cheaper than giving money to a property manager.

You cannot finish the rental contract just because you're selling. The tenant can take you to small claims for the remainder of the contract.

If you must provide the property, you need your tenants' cooperation. Try to negotiate a settlement next to the current tenants. Warn the current tenant that you are heading toward foreclosure on the house and the bank will not hold to honor the rental contract*. That said, we need to adress the housing situation within the U.S.A before we can verbs about other countries. They utter we are a prosperous nation and nobody is left down, but the truth is, there are family everywhere living in their vehicle and in hoary buildings. Those others who manage to find a house wind up up sick all of the time due to the poor conservation by landlords.
