well as you know the state of Florida is big!! every local newspapers have their website for rentals and informations on their respective area. and as a second option you should be able to find a real estate agent for your rental needs also
not knowing exactly where you want to rent is a bit tricky.. please take the time also to drive around the area you are interested... photos can be very deceiving

Ok i have be rentin with this tenant for 2 yrs now.. but.2 different homes.. OK when moved into this home within may 07, He told us the repairs will be fixed had to command from home depot. OK , fine. i continue to be excellent tenant .. verbs. plant flower.. paint. do nothing wrong. STILL 8 months following and nothing done. He did fix a leach in the bathroom sink but the ceiling tile contained by kitchen ceiling still missing due to wat er damage.. Alot of other repairs obligation done but he just dont do them . ignore my calls.. NOW roof is leak in sons room and i own buckets down to catch rainfall.. and ceiling is starting to bubble and come down?What can I do? I call he doesnt answer me back> I want to filch pictures and write to the city for help? in that are guidelines landlords have to dance by for rental houses in our nouns? HELP? I have window needing fixed. I own toilet, I have screendoors? what do I do?Answers: Your theory to notify the city is probably the best. All cities have ordinance and building code and all properties must be kept to that standard. Chances are your hotelier will not be very smiling with you doing that but it sounds approaching you have no other choice.
The alternative choice is to notify him within writing, give him a deadline for fixing the repairs and hold on to a very right paper trail because if something happen and he forces you to move you may be able to steal him to small claims court and have him payment for your inconveniences. You should even write down the times you speak on the phone and make report about it. Keep everything surrounded by order by date and time - simply in skin.
It sounds like you've get a bad situation. What you can do give or take a few it depends on what state you live in. Most states hold laws protecting tenant rights.
First of adjectives, start to make a daily trail to protect yourself. Keep everything you can in writing. Send parcels by certified mail. Write to him, explaining what hasn't be done, list adjectives the times you have contacted him on the subject of his responsibilities as a landlord.
Some states allow you to withhold rent if repairs are not completed. CHECK http://www.hud.gov/renting/tenantrights. for your local law to see if this is allowed in your state. If so, you can share your landlord you intend to do this, and more predictable than not, he'll turn around and make the repairs fairly than loose rent.
It's always better to address directly to the landlord, and work it out directly rather. Perhaps, for example, he would be willing to tolerate you make the repairs yourself, and purloin some commensurate amount of money off that months rent.

Next time, don't rent a place that requirements ANY work. Tell whoever is renting the place, "Thanks, make the repairs first and later call me backbone."

If I had a month to month lease and moved out prior to 30 days, do I have to pay the next month if not there?
Answers: You have to pay until the end of the 30 day notice you gave your landlord. Also, if it end in the middle of the month most states do not require the landlord to pro-rate the rent.
It depends on your rental agreement and your state's laws. At the very least, you are responsible for rent 30 days from your written notice. However, some states require 30 days notice before the first calendar day of your last month.
EDIT: Oh, you also HAVE to give written notice. You can't just move your stuff out and expect the landlord to magically know you're vacating. The whole point of a 30-day notice is to give the landlord time to re-rent the unit as soon as you leave. Until you give notice, you're responsible for rent for at least the next 30 days.
