Renting Real Estate Questions and Answers

Can I rent a parking space contained by my driveway?

I have a home contained by a college town. This college is very short on parking and so is the town. I am wondering if I can in recent times rent out a parking space on my property? Do I need to return with a permit?

Answers: Yes, you entail a permit and you are not credible to get it if the zoning does not allow any commercial business.

The liability insurance you are going to inevitability will cost more then you can capture for rent. And, they can park in front of your house for free.
Can you - yes.
Do you call for a permit - I don`t know.

If you do it under the table, beware you conceivably liable if damages occur to the renters coup¨¦, example a break in.

ask around the local city audience for advice on this issue.I know that locally if a saloon without a local inspection and county sticker is "permanent" surrounded by a location for more then 30 days, the police will check for due evasion, and check on ownership.

Being a college town, they may not want to get into that issue as abundant kids rent off campus. Still if they start asking question?

One of the tenant has asthma & insists that someone contained by our home smokes NO ONE does. We just not long received a certified letter from HER doctor recitation us we can not smoke in OUR home. These associates are now suing us because they said we are stealing electricity from them..We a moment ago need HELP any HELP

Answers: Oh my god. You want to hire a lawyer. People close to that are taking advantage of you and seem to be crazy. Get a lawyer presently and don't wait. Who know what they are going to blame on you next. Don't hang about until they destroy something big or the house and next try to sue you for finding them a new place to live or wanting you to replace furniture. These are the type of culture that will throw something away and then telephone the cops saying you stole it from them. Please hide away yourself and get them out of here.

Good luck- I hope everything turns out well.

*I would run detailed pictures of anything they do-Damage, trashing etc*
Don't agree to pay anything and achieve attorney to find a way to own them removed.

Neighbor required to rezone from single home to duplex- will this effect the attraction of our home?

My fiance and I have only bought a single family home surrounded by Salt Lake City. On either side of us are two houses much close to ours- on the east side the house was basically sold (as a single family unit), on the west side, the house have been empty for some time and falling into disrepair. A few days ago the owner of the property to the west approached us about some work he needed to do on his place (it needs it!). When he bought the house contained by 1978, it was split into a duplex but be never zoned as such. Now that he wants to fix it up, he requests the adjoining neighbors to sign stale saying it is ok to rezone the property into a multi-family rental dwelling. My give somebody the third degree is will this rezoning effect the value of our house, and if so how? Any thoughts or input you might own would be greatly appreciated.

Answers: This will not only lower your pro but assure that renters live next door to you. Homeowners, who own a stake in the neighborhood, net much better neighbors.

There is no possible way I would agree to this for my personal residence. (I would love it for investment property though)
not virtuous for property values. when people buy a SFR, it's better if their neighbors are owners or at least possible renters of similar SFR's. by splitting each home into two (or more), you increase population density, pack surrounded by more cars, reduce on-street parking availability and overall turn the nouns into a renter's paradise.

It's not surrounded by the best interests of anyone but the neighbor who redid his place short permits. Start lobbying against this dumb notion.
It will have NO affect on your property importance, and here is why.

Duplexes are NOT considered a comparable to your property, they will hold their own value b/c of the design.

When you do an appraisal on a duplex, you receive comparables with OTHER duplexes.

When you do an appraisal on a single ethnic group home, you get comparables near OTHER single family homes.

You DON'T mix the two.

The single way your property good point would suffer, is let's say, you be the only single-family home on a street full of duplexes.

The duplex is the property explicitly most likely to suffer within value, b/c it will very soon be considered a "unique" property.

Talk to a licensed appraiser, they will be more than happy to explain this process to you.

The other two posters claim that it will affect your property merit, has evidently never been trained within property valuation.
