Answers: Fill out the Quit Claim Deed form and file it with the Court Clerk.
You will want to go to a title insurer in your area and have the title insured with only the remaining owners on the policy. To do otherwise would create a gap in title insurance, and could negate the policy when the property is sold in the future. Big headaches await if you don't do this right. Hire a professional.

A dual agent is forbidden from representing the interest of one party over another. That system she has to maintain neutral and merely be a conduit for information. IMO, this is impossible.

A fact list (seller's) agent is responsible for getting the home sold for the highest price, most minuscule amount of hassle.

A selling (buyer's) agent is responsible for getting the home sold for the lowest price, least amount of hassle.

How can one entity represent the best interests of their client in this scenario? Truth is, they can't.

Your best bet is to obtain another agent unless you've already signed an business agreement with the realtor. If you enjoy, talk to the broker for the agent and permit him/her know that you want an agent from their office to work near you that will actually represent your best interests during the transaction.Honestly, she can't do an effectual job representing both you and the trader. You deserve another agent.

When I am working with buyers for properties I've programmed, I always refer the business to another agent. I preserve 25% of their commission and the buyer gets proper representation.

Contrary to what be posted above, a buyer's representative has a fiduciary responsibility to represent the interest of their client - which is to come by the LOWEST price possible in the shortest amount of time possible. To do otherwise would be a breach of their ethical responsibility to their client and could be alegally actionable event resulting surrounded by loss of commission, financial sanctions by the local board of realtors and even license revocation.
Normally an agent represents the buyer OR the dealer. The agent’s job is to represent their individual clients’ requirements. In dual agency, the seller’s agent claims that they’re going to represent both sides. In other words, this person claims they’re going to advocate their seller on how to maximize profit and recommend the buyer on how to maximize value. They hold to maintain 100% confidentiality on respectively side; they’re not supposed to be able to put in the picture the seller what you said, and they’re not supposed to bring up to date you what the buyer said.

For example, if the house is listed at 180K, you inform the agent you’d pay up to $175K for it, but want to gross an initial offer of $165K, the agent isn’t supposed to describe the seller that you’d repay up to $175 – obviously that give them an upper hand surrounded by negotiations. That means she wishes to represent both YOU and the sellers within the same transaction.

It also, must be within writing PRIOR to you making a written offer, and until that disclosure of dual agency is signed, she can put in the picture the sellers anything that you convey her about your financial situation, how high-ranking you are willing to turn, etc.

And don't go on more or less this bathroom fixture or that, or the new carpeting. Look at a closing on a house near +-1 the same number of bedrooms, and +-1 baths. You're simply going to get smaller number than that amount.
