Renting Real Estate Questions and Answers

My realtor can't find my house switch - is this of late my loss?

After our contract expired, I asked for my house key vertebrae and he can't find it. Isn't he responsible somehow? He acts approaching it's no big deal.

Answers: Make him payment for your locks to be re-keyed. If someone breaks in and it be by un-forced entry, that's his fault for anyone reckless
Every actual estate office have a broker who oversees all the agents - it is more stringent to qualify to be a broker. So speak to the broker - yes, it is to some extent irresponsible to lose your key. So is it a $1 replacement levy for a duplicate, or should your locks be changed because you do not know who has access to your house presently.

Apartment complex be paying my electric by mistake for 2 years - who's to blame?

I moved into my apartment two years ago, and they told me they would handle getting my utilities hooked up. They faxed the paperwork to the utilities, the utility convey confirmation that they received the change lay down, and now two years next the apartment read through this month's statement and found the utility was never changed from them to my label. (so the utility was person paid) I thought it was coming out of my checking description automatically and never really paid much attention to it. I am going to jump back and check my sandbank statements to make sure zilch was mortal taken out, but what happens very soon? It looks like the complex be paying for my utility the whole two years! I assume the complex will want their money wager on on something that was their error. Has this ever happen to anyone? Do I try and cough up some money for the complex or is it their fault? I never cause a problem or had a problem near the complex. I am having hysterics attack over this whole item..

Answers: It's odd that the complex would take-on the responsibility of passage an account on your behalf next to the utility. Since they took on that responsibility, then they're liable for any problems for the progress.

If the utility really did issue the change decree, then the complex's dispute is beside the utility -- not you. The utility could try to collect from you, but utilities are usually heavily regulated regarding consumer billing.

Also, if the utility narrative was surrounded by your name, later the complex is on shakier legal ground because they will stipulation to prove that you authorized them to pay on your behalf.

The complex may try to force you to rate, but they may be on shaky legal ground. You'll want to consult a lawyer if they hassle you. At the remarkably least, constraint copies of the two years of utility bills, payments, and agreement.
well really i deem if we are going to say someone is "dumb" over this, i would speak it about the complex. i close-fisted they are the ones who paid it for 2 years! Who runs a business but have no idea of what they are paying out surrounded by expenses? LMAO
now, rear legs to reality...yes the apt complex is most potential going to want to have you earnings them back and im sure its contained by your lease that you signed that you are responsible to pay the utilities. hence, i would take to them nearly making payment arrangements. biddable luck!
Sounds like you jam-packed out the proper paperwork, it was their mistake and since it go on for two years, I believe they will have to bite the bullet. You may own to talk to an attorney surrounded by your area, check near local government agencies that business deal with tenant tenant laws and catch a referral.
I Imagine it is in your contract. If it say the tennant pays, then it's on you.

A better place to pose your query would be in the Politics & Government division and go to Law & Ethics. Post your give somebody the third degree there. Be sure to read aloud what state you're from.

Also, you could G00GLE "Law Forums" and see what comes up. You could also post your quesion there.
In two years you never on the brink your checkbook and notice that it wasn't coming out of your rationalization? If electric wasn't included in the rent they are going to charge you. Maybe the will adopt a payment plan so you don't own to come up with the full amount adjectives at once.

What is the best approach to present yourself during an apartment interview?

We are going to look at an apartment tonight. But, after our appointment at 5:30pm, there are 5 other ethnic group look at the same apartment that hours of darkness as well at different times. The tenant said that he will base his finding on who he thinks is the best for the apartment. He already know my situation, my boyfriend and I do not live together and we have a7 month hoary son. We have be searching and questioning for apartments with no luck and FINALLY we found an amazing apartment but at hand are so many family that want it. I want him to know, we ARE the best option. We are a small, unusual family freshly trying to start our lives. We both have stable job, are quiet and are vastly serious about this place and getting our son into a stable home near both of his parents. What is the best way we can deal in ourselves to his landlord to prove we are the best choice? I know we are, but we entail him to see this so when he chooses which tenant is the best he choose us. Ideas? I'm not into lyin either

Answers: When you touch with the manager go surrounded by with your skipper held high and exude confidence, respect for self and others, speak clearly and contained by a business like frame of mind. The proprietor will instantly know you are a person of calibur. Dress the constituent.Have clean, pressed, matched clothing next to clean shoes and be sure your coat etc are looking good. A character can look at another and make their mind up more or less what type of person they chew over you are in the first 5 second you are in front of them. Be highly nice and kind and a moment ago be the kind of party you are. Landlord will be looking for someone who is kind, smart, looking obedient and speaking intelligently and with behaviour. You can do it!! Good Luck!!
I want the cleanest most responsible people surrounded by my rentals. Not the people who pack my ears full of their pipe dreams - "Oh I newly love working in the patio - we would love to have a garden - No we don't enjoy any pets - etc etc". If you really need this place so you two adults can start living as a own flesh and blood you could stress that. If you are just looking for your own place so your boyfriend can call in and fight over child support - don't throw away any body's time.
