It sounds like your hotelier is doing a few things:
1. Renting an illegal apartment. Call code enforcement and the vigour department, they will send someone out. If they "condemn" the apartment, that rightfully breaks your lease.
2. Collecting income illegally. Keep surrounded by mind, that you DO NOT have to repay rent unless he hands you a reception. The next time he comes by to collect the rent, you can junk to give it to him until he provides you beside a receipt.
That is for YOUR protection...he have the power now to evict you at any time for failure to pay b/c there is no papertrail.
