Its listed a 200K, I offered 160K they offered 190K firm. Can I negotiate? There is also a back-up volunteer to mine. Do I have any room to ask for closing costs, bread back, etc.?

Answers: All of that should enjoy been contained by your original submit. You can try adding it, but firm usually ability this is their last time to buy and sell with you. You might try 190 and closing costs. Forget brass back. Be prepared for them to turn it down though. There 190 set aside will be invalid as soon as your counter.
No...b/c that is what the word FIRM system.

$190K...that's it.

You can try, but you most likely won't return with it.

You can accept the contract as is, and they are bound to it, but if you counter, the contract is DEAD and they are free to look at the backup propose, and if it's better, you'll lose the deal.
If there's a backbone up offer later you might be stuck. But what's the back up donate? Are there other properties you're interested contained by? What have similar properties sold for surrounded by the area? Is this price agency below market effectiveness?

If you're already getting a good discount you might want to stir for it, but I'd say it's other good to own other properties to turn to if you're offer is turned down. Right in a minute the market is within your favor. Don't get too emotionally tied to a property.

Where is the property located?

What compassionate of agreement(s) can a shopping arcade own beside a store to hold on to them OPEN?

My step brother's business was around to close and the lease was set to ending March 1st '08. He tells me immediately that he is not going to close his business 'cause the shopping precinct made an offer he in recent times could not pass. Keep within mind this mall is really desperate and they had like mad of other stores gone in days gone by year. I'm curious to know what kind of "Deal" they offered him AND if you focus the mall desires him to stay put, just until they find someone to cart over his space.
YOU are probably thinking why do you care what variety of deal be made, but the reason is I'd really similar to to know 'cause I want him to come work for me but he wont presently cause he's busy near his business. Any ideas?

Answers: see this b4 the mall may hold offered free rent, free utilities, etc for a period of time. next to no expenses he can operate his buisness and keep the space full for the shopping arcade, and perhaps get some money, rental is by a square foot and can be extremely expensive, making it not worthwhile for a store operator to exist, so this might engender the diff. in man profitable or not being profitable.
MOST OFTEN HIS RENT IS DECREASED OR THEY DROP THE % OF GROSS THEY CHARGE

When the upholding worker breaks my article?

A maintenance worker enter my place yesterday and did some bathroom work. My husband did put in a work demand, but forgot to tell me roughly the order b/c he wasn't fancy well. We didn't receive any concentration about the date/timing of the work.

I found that the worker have dropped my eyeglasses and broke the nose piece. I call the corporate office and asked them to transport an email to my leasing office since the leasing organization was closed when I call. No one has contacted me.

Am I still supposed to receive notice re: repairs I (or my husband) may have asked for? Can I ask them to replace the broken eyeglasses since the man if truth be told broke it? My lenses are super high-indexed - I received a quote of $250 this morning just for the lenses, minus frames. Or is it our breakdown for not moving the eye glasses minus knowing when they were coming?

Answers: Your request and them agreeing be notice. You know they were coming because they be responding to you.

You are going to be hard pressed to prove that the eyeglasses were not already broken or broke within some other fashion. A simple drop should not enjoy broken them.

You would get further next to your renters insurance company then trying to grasp the landlord to repay for them.
They do have a allowed responsibility for damage to your property but the burden of proving to be exact your responsibility for any judge to prospect the case the arbiter must have proof that your claim is true .
Try to approach the apartment bureau staff with this problem and they may try to set things right for your good-will as a tenant should be impressive to them in like peas in a pod way that their good-will is substantial to you .
Good luck with this one - you may obligation a lawyer . Also , walk up the chain of command and speak near either the owner or direction company and address this issue with them and they may replace your eyeglasses or reduce your rent sum as a way of compensation .
