Where's the cheapest place to go and get a waterfront property on or around Lake Michigan?

I tried talking to a realtor but they lone know their local area... I don't want to telephone call 100's of realtors... is there an easier road to search for waterfront property around the entire Lake Michigan and its connecting waterway? Looking for a place with my own boat slip for the summer, in 100-150 miles of Chicago.


Answers: Probably around benton harbor, or north of grand haven nil is cheap per se. I know there are rather a few condo's up and down the coast , but a slip on the big lake isn't other for the best. You may want to consider a location with an inlet, or purely a nearby marina. I grew up within Holland and have be in the mortgage business so I do own some background to draw on. It will really depend on if you are buying for the display or for the access. For view economically then you stipulation to spend the money. For access get a slip at a marina and buy inland not to far from one of the state parks. I am a big aficionado of oval beach within Saugatuck or the beaches between Holland and majestic haven myself
If you want to be 100-150 miles from Chicago, you're not going to find ANY Lake Michigan frontage which is not expensive. The lease expensive will be that which sits on a bluff overlooking the lake, have a rocky shore, and requires a stair of some sort to get to the wet. Since you want a boatslip, you can't have a rocky shore (you can't disturb the rocks). You necessitate a reasonable sand type sand. Such property in the geographical nouns you want will run anywhere from $1600 to $2500 per lineal foot of waterfront.

Cheapest channel to vend house?

Because of the market crash surrounded by FL, my husband's job have not been making adequate to afford our house. Now that we are about 6 months down, all I can devise to do is sell. But I don't hold any money to invest in a realtor or to money a website.

What is the cheapest way to put on the market a house? I've never had to do this previously. We've been within it two years and were supposed to refinance within April, but I fear the house is worth smaller amount than what we paid (140k) because of the souk crash last winter within FL.


Answers: Have you talked to the mortgage company all the same? I would assume you have if you are 6 months trailing. If you can't work something out with your mortgage company, consult a realtor right away. They can afford you market information and lots of warning on what has sold and what your house could be worth. You're lucky you're within FL, if you lived in GA, they would enjoy taken the house after being 30 days belated. Good Luck.
You can try to sell the house FSBO (For Sale By Owner). However, the fees for actual estate agents and such usually come from the sale price, and they work on commission. They will charge up to 3% for the buyer side and 3% on the purveyor side... so 6% total. You can negotiate these terms beside a real estate agent down to 4-5% total... or if you deal in yourself then purely 3% for the buyer agent. Just check a lawyer earlier you do sell yourself for abiding by proper docs and such.

If you surmise your loan is higher than the appeal of the home, talk to your mortgage company to arrange a short public sale. They will eat the difference. Try to vend it quickly, price it lower than the rest and move it past prices drop more.

In additon, you need to put your house on the MLS if you want to vend it. That means you want to offer 2.5-3% to a buyer's agent. But You don't enjoy to pay 3% to a seller's agent.

What do you do give or take a few a impossible landlord/slumlord who happen to be a 'good' friend?

We have lived within the same house for just about 5 yrs now. Our landlady/homeowner is a 'good' friend of my partner. They had a pre existing friendship since i came into the picture. Now our house is falling down around us and we cant come across to get any repairs done. My partner talk to her about it but it does no virtuous. (maybe hes being to nice going on for it) She is a nice person and friend but a HORRIBLE tenant. I would hate to bring any legally recognized action against her lately yet as her and my partner are still friends but im at my wits finishing. What can I do short of reporting her or talking to her(again)? I know that doesnt start out many option but I want to keep this as civil as possible. This have been a problem for going on for 2yrs now :(


Answers: She's is no friend. She is using your partner friendship with her, probably knowing you both are too nice to report any legal act against her. I say 3 strikes and your out. Make a chronicle of all the repairs that are needed.

You and your partner INSIST on a bearing through checking off every repair. Have her sign an acknowledgment of the repairs giving her 30 days to start the work or you will hold no other recourse than to turn her over to the authorities. She has two choices way of walking through with you or the city inspectors!!

Do adjectives the aforementioned in a professional attitude. And inform her that If she chooses to ignore your request you will own no other alternative than to turn over your list, complete near photos, into the proper authorities.

This you must do. If you do not follow through with your appointments you might as well move, because she will never embezzle you seriously.
