Renting Real Estate Questions and Answers

Buy or rent within Hawaii??

I am an Army wife and I'm looking to find a place to live in Hawaii. Schofield Barracks is our (me and my husband) duty station for the subsequent three years and we are trying to figure out if we should buy or rent. We're pretty pious with money and would approaching to avoid living on post. Any suggestions? Any Army wives out there from Hawaii that hold some advise on living surrounded by Hawaii?? Thanks!

Answers: with your VA benefits, you are at an control as far as financing goes, but for a 3 year outlook it will not be learned to purchase a home right now.

While unashamed that we still haven't hit the "bottom" yet as far as home prices are concerned, and according to a Merrill Lynch report (http://money.cnn.com/2008/01/23/real_est... ), home prices will drop another 15 percent this year, and decline will continue within 2009. The unknown is just how serious (http://money.cnn.com/2008/01/23/news/eco... ) will the upcoming recession be? The FED is contained by full battle in a minute in warfare against a monstrous deflationary force caused from the collapse of the housing bubble.

Should I buy even so? It really depends on your area. Real estate is local to a greater extent, merely make sure you procure a good deal, and by that I niggardly a very dutiful deal. If you can negotiate a righteous price and intend to live there long residence (7 or more years), I'm guessing you should be okay (yes, i did say guessing). Mortgage rates are at a 2 year low and expected to come down even further. This will build a difference and will bring in profusely of people who be on the sidelines back into the marketplace. Okay, I'm starting to sound similar to a Realtor(TM) now.

Be sure to do your homework and amount out what a property would rent for and and compare that to what your monthly mortgage payments would be. Here's a calculator from the New York Times (http://www.nytimes.com/2007/04/10/busine... ).

A lot people giving warning on here are also looking to give you a loan (its not warning, its advertising), if they are not local to you and you can’t get to them inside 1 hour don’t fall for it. They vote they are licensed in adjectives 50 states, what does that mean? Which state do you enjoy to look in first if something go wrong? KEEP IT LOCAL; DON'T GET RIPPED-OFF BY SOMEONE IN WHO KNOWS WHERE WHICH YOU WOULD HAVE NO DIRECT ACCESS TO.

Remember Buddha's advice:
"Believe nil, no matter where on earth you read it or who has said it, not even if I hold said it, unless it agrees with your own common sense and your own common sense." You are the simply "expert" you can trust: All brokers, and every other loan officer guru giving advice here next to a .com or contact me at the end is "selling" you something (its not direction, its advertising). Don't buy "it."

Can my condo association manufacture me settle this total bill? GRR!?

I have to formulate this a quick summary so here go...I get home today to find a details and bill on my door...It says that nearby was a seepage in the vault caused by my container and unit and the bill be for OVER $800...my fiance is out of town and I was working when adjectives of this work was done...The register said that the work "had to be done" and they remunerated this random ** plumber to do it...I didn't dispense any permission and it make me especially mad because my fiance have a brother that is a plumber and could enjoy taken care of it minus such a large bill...I am so batty!! Do I have to pay envelope the whole bill or what rights to I own here? I understand that it may enjoy affected the other unit in the building, but come on, I anticipate waiting till I got home (which is at 2pm) would hold made that much difference?? What do you think? HELP!

Answers: Call your insurance company. It may be covered.
I`m not sure why they basically didn`t turn off the marine and leave you a mind of the turn off.
If the slick was do to a hot marine leaking and they replaced it short your consent then they are liable for the fix.
Yeah, that class of sucks!

You need to read your CC&Rs (Covenants, Conditions and Restrictions document). My former condo's document be nearly 90 pages long. Unit owners are responsible for any damages they raison d`¨ºtre whether intentional, through neglect, or act of god. The Board has the authority to exercise their discretion surrounded by responding to many problems.
A leaky cistern can effect a lot of associates quickly, if it cause mold, electrical problems, gets into walls, drywall, etc...

The singular thng you have to move about by is what your CCR says just about the power of the association officers to respond promptly to a possible health/maintenance issue. They probably can.

You should place any cell/work numbers on report with the association, so they can contact you, and not hold ot guess about how long it might transport you to come home.

What if you had gone out of town for a few days? They dont read minds, or the adjectives.
When you bought your condo you should've gotten a doorstop of a book full of papers containing your association info. In this packet, you will find specific info pertaining to damages and who is responsible. If you don't have one, request one from the company that handle your association. You may actually enjoy to buy it. Specifically you want the rules and regulations governing your condo.
Don't freak till you have read this packet--or the quantity that pertains to damages anyway. There is an answer here. Your association president should be able to help--they will any know the answer or not. At the very least possible, they should know where to find the info surrounded by the association packet/book.

Unless there is a indisputable clear cut explanation in writing, you will enjoy to argue an interpretation. My feeling is in that will be a straightforward answer to this.

Condos owners are responsible, in nonspecific, for their own hot water tank. If yours leaked, be past its adjectives life, you didn't probably own the option to use your brother within law. If this happen, you may be responsible for this bill.

I hope this helps.
(Don't shoot me --I'm lately the messenger--Jane)

PS--If you are renting, this will be the owner's problem. If you have homeowner's insurance, it may be cheaper to pay cheque for the bill than file a claim--a claim could lift your insurance. In any case, you should not do ANYTHING on the other hand, until you have a uncertainty to talk around this with your fiance, your association president, your insurance co. etc.
thats why you should never buy anything where on earth even though they say its yours you enjoy to get approval and a so call association can do whatever they want.but to answer your press i would ask them why didnt you notify me?tell them you werent aware anything be wrong and no i wouldnt pay it.
