Renting Real Estate Questions and Answers

Eviction interview?

Ok here is my situation. I sent the landlord a check for rent on Jan. 4th by e-mail. They got it on Jan. 7th. They deposited within there sandbank and it hit my bank on Jan. 14th. Without getting into details the check be denied for NSF. I don't know how long it took to get rear legs to the landlord that the check be NSF. The reason man is that I have not be contacted by the landlord as of today, which is Jan. 25th. So I hold heard nil from them. I know you are all probably wondering why I haven't call them. Well I was waiting for them to contact me so I would know what my overdue fee's were and if they would charge a NSF check charge.
Well now I am worried because I read over my lease today and in my lease it saids that they do NOT enjoy to give me a become aware of of any type if I am late near rent. They can go straight to evicting me.
So module of my question is does anyone hold any advice or any fluency on TN eviction laws? If it saids that contained by the lease what are my options? What should I do?

Answers: Contact the proprietor immediately and explain the situation to them. Hopefully they will work next to you.
ouch

contactt them fast, if you own been a perfect tenant they might wave the unpaid fee, BUT PAY THEM ASAP AND APOLOGIZE
Call the innkeeper.

It is cheaper for them to keep you as a tenant than evict you and find a replacement tenant. However, don't dally it out any longer. You should have call the moment you knew the check bounced.
As most everyone have said to you call the owners. And communicate them you have no opinion of why the bank sent your check rear to them. Go to your bank and take a letter stating that as okay. You will in cure both the postponed fee and the NSF check payment. If indeed it was your bank fault they will money for it.
Best of luck. But by all technique contact your landlord and cut past its sell-by date a problem.

In California, can a legal representative work as a legitimate estate agent for a buyer and collect 2% commission from the public sale?

California Business and Professions Code 10131 and 10133 collectively state that a lawyer can assist within the sale of a home in need having a concrete estate agents license. My sister uses an agent for buying homes and the seller usually pays the agent's 2% commission. Can my sister use a advocate as her agent (he does the same work as an agent would, doc review etc) and collect 2% commission from the retailer. I appreciate answers based on CONCRETE INFO, such as law, statutes, regulations etc. Responses from practicing attorneys are very greeting too!!

Answers: He can not collect a commission, but would work for an hourly fee or a set excise, paid for by your sister.

The commission still get paid by the retailer, but it goes to the selling agent.
No contained by California a person have to at least enjoy a sales those license or a brokers license to conduct a transaction and get a comission.

The reality that he or she is a lawyer have nothing to do near it.
In california a Lawyer will not need a lic. to market a home. As they figure he is smart ample to know the laws.
He will not work on the standard % commision. They work on a flat excise or an hourly fee.

Wouldn't you find it strange if a female asked you for money to live near her on the daylight you move contained by.?

I am moving to a basement of a house for 3 months,..for a co-op possession. There is a lady adjectives ready living within the basement. She requirements the money paid the morning I move in (for the full three months). She is really thrifty, and she is not the landlord. is this grotesque.

Answers: Not at all...it is usual to salary in finance anyway...cometimes they make you pay envelope before you move surrounded by.
Are you already paying the landlord separately? Or are you renting cog of the space this lady is already renting. I don't take to mean what you mean by a co-op residence.

If you're renting from her, she gets to engineer the rules. If you don't like the rules, don't move about there. Is in attendance anything in writing?

If you're renting from the hotelier, why would you pay her anything at adjectives?
You have moved out a lot of information out.
First it is not unusual to ask for adjectives the money of a three month rent up front. If she isn't they landlord, what is she, why is she asking for the money.
Are you "LIVING" near her, or are you living in one and the same building? What is the arrangement you ar moving in next to?
You raise more question than you ask.pp
Do you get your hamber and chomp through it first at Jack in the box?
No you don`t unsurprisingly you must pay for a months rent surrounded by advance. If you are on a short permanent status that should of been worked out prior to your move within.
In CA, it is illegal to require more than 2 months rent total for move contained by costs. So, if your rent is 300/month, whoever you are renting from can demand you payment up to 600 up front (no more). Also, they must provide an itemized document to you explaining these costs. For example, 300 1st months rent, 300 security deposit, etc.
Why are you giving money to the female that lives there, and not the hotelier? Is she the manager, bookkeeper...? You involve to get everything surrounded by writing, sounds shady.
However:
I do not know what a co-op term is
I do not know specific law for your state
