Letting agents please minister to my great pal?

my friends have have no money from their propety since september although neighbours have said they hold seen inhabitants in the house up till december 2007. the owners live surrounded by Koh Samui so they are only competent to contact the letting agent by telephone but most times he is switched off(in more than one instrument!)
they eventually got him on the phone and he say he sold his business in september to another letting company.
they be in such a state that i phoned him and he say the last compensation was made to his description for this said building in oct.
and he did not know they have moved out of the property in sept or only not paid the rent,
so if he sold his business within september why is he getting payments in october?
why if he sold his business contained by september does he still have key now?
Do you not enjoy to notify your house owners if you sell your letting business on??
How can we apply endorsed pressure to this idiot letting agent who is giving such a bad first name to others who are respectable

Your friend can issue a power of attorney to you or a UK solicitor to represent him in matter relating to this property. You can then hire a UK solicitor to write the firm and request the key of the property and all payments due.

If your friend have a contract with the estate agent after he is able to sue him for withholding the rent and other liability.

Why are houses contained by Canada so expensive?

A decent single home house in Toronto (not detached) can't be for smaller amount than $360k. Houses are small in nouns and, let's face it, even though some general public enjoy winter, most of us regrets it. Only the basis are brick, most of the house is really wood made.
If you go south (US) you grasp for the same price much bigger come to rest with adjectives year sun, beaches adjoining, detached and 100% solid rock.
So, there must be a cause right?
I'm not speculating with the information, I recently help purchasing a house in Florida and immediately I'm looking in Toronto, so I enjoy the actual numbers, measurement and specs.

This is not a complain about Canada and I'm not looking for critics to the goverment, decree system or anything politically related... I'm just looking for the "technical" facts that could explain the big prices for -aparently- less sensible houses. I want to buy a house an feel that I'm doing a well brought-up investment.

Answers: You can't seperate the taxes that are imposed that relate to the costs of housing. Canada is a socialist country. Hence any form of private onership is taxed to a glorious degree. Me...I would never consider living in attendance. Unless I wanted to donate 70% of my income to the people that don't work.
Its nice to see a cross-question without complaints more or less canada. The thruth is like adjectives over the world in capitalist market supply and demand set the prices. Its really not a canada vs US point ideologically its our economies. Canada have a way lower rate of laying-off, I htink from what I have researched that canadians also label higher wages within fields minus degrees. Our minimum wages are path higher and collectively no ones make that low. WHere I am from min wage is I believe resembling 7.50 but the starting wage at mcdonals is 10.50 an hour and I live in saskatoon a city of no more than 230,000. So the article is prices have gone up because canadian can afford to settle it. Also many studies show that paying soaring taxes ie. for healthcare still are cheaper than what you would pay if things are privatized.

Since you are looking for an investment I would read aloud buy in the US. And similar to you I am not complainging about the US im newly looking at the data your reduction is not doing very okay right now and you could hit a central recesssion. Canada is booming. I know alot of canadian who are buying properties in the US because the souk is so low and will hang onto them for years until it picks up. So again its not an ideological things its of late our economies and supple and emergency. Someday Im sure your economy will be doing much better and our might be within a bit of a rut so all of a sudden our housing prices might be alot lower.

Can I buy a house minus a realtor within chicago suburbs?

I have a friend who may be selling a house they enjoy renovated. I have a moment ago started working with a realtor to look at other houses surrounded by the area. My friend is likely to offer me the house at a pretty upright price but would prefer we not use a realtor to keep costs down since I located the house myself. Can I buy the house short a realtor? Am I required to disclose this information to the realtor I am working with?


Answers: This depends on two things, if you signed a contract next to the realtor or if they gave you any information on the house you are thinking of buying.
Have you signed a buyers agent agreement, and if so what does it state?
Homes can be purchased short an agent but if you do so then you better hire an attorney to toy with the process for your protection. Don't just do this on your own purely because it is your friend and you don't think they would do anything against you. Its best you look over your agreement near your current agent. You won't like it if you do this on your own and consequently find out after you make the purchase that you will hold to pay him a payment.
If you signed an agency contract, then you enjoy to use your agent. But an agent can help you negotiate any problems you come across. They can coordinate between lenders, title companies, mortgage, inspectors. They can offer you a market analysis on the property your are going to buy. Just to produce sure it is not over priced. If you offer smaller quantity then what is owned they can negotiate a short public sale with the lien holder. You know if you involve a new kidney, I am sure you would not operate yourself. Agents progress though tons of continued education every year freshly so they can provide you with professional competent suggestion.
Yes, just put together sure you haven't signed anything with a buyer's agent, and don't. Then you can concordat with a for mart by owner, dealing with the hawker directly or if it is a listed house, you can accord with the selling agent and insist on them up front that you will pay solely their half of the mundane commission since you don't have a buyer's agent representing you. They probably will want a partly a percent over the typical half commission for doing the entire buy and sell.
