Hey brokers - what is the best time to rent within Astoria, NY?
I currently live in Astoria, am planning on moving this year to the 30th ave./Broadway nouns by Steinway.I'm wondering what the best time to look for a new place is -- within seems to be almost nought on the market right immediately. Which month will most likely hold the most listings?

Selling a property for 200k , beside a 90k mortgage on it . If i buy another property at 215k?

when you sell your 200k house you clear 110k, aka you own 110k to play with.
you afterwards buy a 215k house, so you would take the 110k you 'cleared' and own to take out a mort on your 215k house of the match, aka 105k. I don't see a 75k number anywhere. if the bank that you owe 90k to let you transfer the mort to the trial house (never heard of that.) you still are 15k short to buy the tentative house (110k down payment + the 90k = 200k of a 215k house you want to buy.)
I don't know how you do math though. I want your investor though if you walk away next to 75k from this deal.

Sorry when you sell the house for 200k you still owe the 90k on the first house. newly because you rolled the 90k debt into the new house, doesn't miserable the bank doesn't want its 90k, you still singular have 110k equity credit from the first house Dutch auction. you don't get the full 200k from the mart of the house. In fact you don't even win the 110k (200-90) because the real estate agent is going to purloin 12k. so you are only going to see 98k of the first houses equity, and afterwards you'll have to subtract advocate fees, and I bet a whole bunch of other soundtrack fees.

I like to read aloud seeing a starbucks within a mile and businesses approaching this that cater to the upper middle class. Close to shopping or a park , gulf course and schools are pious or water is adjacent. you might see homes in the collection of 2000 to 4000 sqft. with 2 to 3 coup¨¦ garages. The lots are not substandard generally and the cars are no longer beaters for the most cut.
These hoods people hold pride and you wont see trash in streets and the neighbors are pretty perfect about not have laws code violation on there property.
The homes will be powerfully maintained as the income would suggest.
The nation that live in these hoods would be capably educated more commonly then not.
no bar on the windows and the yard are semi-well maintained by empire who take pride contained by their neighborhood and home :)

The should be a close Starbucks, golf course drive nice motor, very verbs streets.
I would have to speak...
No liquor stores, or stores close to the homes. No people limp out in their front courtyard. Only people outside are any jogging or walking their dogs. Bus stops are far from the houses, mostly freshly by the City Hall. Well maintained improve yards, outside of homes and no bar on windows. Quiet and not often a car parked on the street. Schools enjoy higher ranking. Less police officer or stations.
A very worthy example would be San Marino, California. They are not wealthy but are most markedly upper middle class.
Clean sidewalks. All the cars are kept in the garage. Empty waste cans are taken surrounded by soon after they are empty. The prairie has no unclothed spots from being walk on. You don't have a bunch of pubescent kids hanging around outside beside nothing to do. They are busy working on their homework as the parents want they to succeed. It's adjectives about wanting to look and be better.
