What's the measure on this? Phoenix concrete estate proposition?

An acquaintance made me an extend to sell me his house (he lately moved out, bought a new house) and he say the house is worth 275k, but he wants to do this piece I don't quite figure out:
- Get the place appraised for 10K more (285K)
- Then he would give me 35K for a downpayment and I'd be paying mortgage on 250K
Why does he want to appraise it for more? I don't return with it.


Answers: Run, run, fast as you can. I regard this is called an Oklahoma submission and it is illegal.
Run away from this as suddenly as you can. Your friend is attempting to entice you into a lender fraud situation. Such deals are reasonably illegal, and you do NOT want to be a factor of it.

Answers: Well, what do you mean by "cheap?" How much are you looking at spending?

The problem I have found is that the apartments that are advertised are generally rather pricey. They can afford the advertisements because they charge so much. The ones that are inexpensive either do not need to advertise or can not afford to advertise.

Look in the area of Highland Springs, located at Nine Mile Road just east of Airport Drive. A lot of older homes and apartments, not a bad area of town.

Check out the Fan area and the Near West End. (The fan is located east of Belvedere, South of Broad Street.) A friend of mine has a good deal on an apartment that is located right beside I-195, but I can not think of the name of it.

How about south of the James River? The area of Walmsley, east of Broad Rock/Rt. 10 is an older established neighborhood. You can rent an entire house for less than $700. This is the area I live near. It is not a bad place.

Our house appraissed for 330k but none of the comps r really comparable b/c our house is waterfront w/riparian

Answers: Your Realtor probably did a "souk Analysis". They go surrounded by a look at all the property that have sold in your "area" within the past couple of years and create an average per square foot and later apply that to your house. We went through indistinguishable process with a house. If you enjoy a property around you that's a dump and only sold for $50,000. this will affect your re-sale. Definitely budge with a 2nd evaluation and if they do not please you, get a 3rd and 4th until you can find a broker that is to say willing to detail the house for what you think it is worth. You can other go down. Almost adjectives brokers charge the same amount so form them work for you.
There are many level of appraisals-- anything from a "CMA" which is not actually an appraisal, in that are "lending style" appraisals which are a few hundred bucks.and consequently there are notably in depth appraisals that cost $2,000-3,000 and are the most accurate.

If your dune did an appraisal and is claiming that sthe value, not much you can do. if you hired an appraiser, discuss the issues-- appraisals can be ammended if you are competent to show him sales that support a better value.
You do not state what sort of 'riparian rights' you possess. As capably, views of a city do NOT factor into souk values. Views only gross a house more desirable for purchase, but add nought monetary to the market advantage.
