You can get a full sized bed, a chest of dressers and 1 nightstand in a room that size. You need the rest of the room to get around the bed or across to the dresser. Put your TV on top of the dresser along with the cable box or DVD player/recorder.

A cousin of mine and her husband rented a tiny 1-bedroom for going on for $1300. That's pretty average for any town a commutable distance from DC.

If one of you died your share would run to your heirs, unlike reciprocated tenants next to full rights of survivorship where the share would dance to whoever is surviving out of the two of you. Also, with united tenants the shares are equal.
Personally if I be in your situation, and the girlfriend is not on the mortgage, I would not make over my deed at adjectives. You will not be able to sell/refinance your house unless she agrees to also.
If she requests to receive her down payment put a bet on when you sell the property you could register a note or a lien within her name for the down expense amount.
