"First Right of Refusal" ?

Signed a lease w/1st right of refusal option to buy. 2 weeks subsequent landlord sold property w/o giving me opportunity. Fact is, I could've and would've done so. Located surrounded by NW Washington area. Any legal representative out there interested contained by follow up. New buyer was aware of our "first right of refusal" and I enjoy an "Affadavit" from them stating such. thx.


Answers: I don't see how the landlord be able to do that.. when surrounded by contract, it is illegal to consequently enter into an additional contract in need releasing the first contract.. aren't you both working with realtors?!?!? A realtor should know this. You are best to presently hire a lawyer. Best Wishes!

also file a small claims suit against retailer for damages (moving expenses etc) since she was clearly within violation of your contract!

Has anyone hear that Stated Income (no income doc loans) are going away completely?

I have be hearing that lenders will be discontinuing the stated income loan completely. Does this imply that everyone will need to provide import tax returns, w2's and paystubs to qualify for residential refinance and purchase loans? How many of you can qualify next to what you make to refiance or buy a house? Will everyone own to have an overall debt (monthly minimum payments (on credit report), mortgage pay, property tax and homeowner insurance) vs income ratio of 45% or smaller amount? Let's say you net $3500 a month can you afford to buy a house, pay taxes and insurance on it, money your car recompense, credit cards or student loans and still stay at $1500 month total payments so that you qualify? Does anyone think this is unrealistic?


Answers: This is the opening things used to work before greedy mortgage brokers and bank changed the rules.

People used to pay 10%+ interest rates, 20 year financing beside a minimum of 20% down, and were still competent to buy.

Granted, prices have a path to fall up to that time we see that again.

But yes, the days of easy money are over and done beside. The banks bankrupt many buyers, bankrupt their investors and our now conflict bankruptcy themselves.

If not for the greed, prices would NEVER hold shot up as high and as in the blink of an eye as they did.

I basically get a stated no-doc loan from Countrywide about a month ago. My credit is 780 and I am self employed. My rate be 5.875% with .75 points and 5% down. I enjoy one loan and pay toll advantage mortgage insurance which bumped my rate up to 6.375%. Countrywide is a great guard for these loans the loan was call "Fast and Easy".

How do I break my lease in need paying, because of vandalism contained by the apartment complex?

I've been living surrounded by this apartment complex for a year now and freshly renewed my lease a couple of months ago. Since I've renewed my lease my car have been broken into a couple of times. I come home one day and one of my screen in the pane was out, as if someone tried to gain in. That expert window is tough to open, so I feel like the with the sole purpose reason they didn't come contained by because they couldn't get it to start on. Every time I hear a noise within the middle of the night, I hop up and look out the window. I own my child sleep in the room near me everysince the screen be out. I've contact my leasing office, but they hold on to giving me the run arounds. I finally spoke with someone at the corporate bureau, and they told me that I would still have to salary to break my lease. What should I do?


Answers: Your only possible recourse is if you can show that the paperwork knew of the lofty crime rate in the complex, but lead you to believe that the complex was sheltered with little or no criminal flurry.

In addition, you would hold to show that management be negligent surrounded by some fashion. For example, if it be a gated community and the locks on the gates did not close and/or lock properly, and the government did not make repairs after receving conceivable notice, after you could prove negligence.

You still have to wages to break your lease. Your apartment management is not responsible for what happen outside the walls of your living unit, as long as they provide reasonable security to your individual living element.
