Answers: Title insurance protect your title only. I have used it when there have been lot line disputes and easement disputes.
No hazards of any kind are covered other then a bad survey.
Only item I have ever seen was an environmental protection lien placed on a property in NJ. It's covered by endorsement number 8.1 on an ALTA policy, so the policyholder was protected.
Read your owners policy issued with your title insurance. If there is one, you could be protected. Essentially speaking, this protects you if it can be proven that the previous owner had an environmental protection lien recorded in the county records before the effective date on your policy.

You should buy a home if it make sense for you personally. If you're looking at a home as an investment, very soon is probably still a bit early to buy... the housing marketplace is only supposed to draw from worse. But like the previous answer said ... if you acquire a fixed rate for a home you can actually afford, and you similar to the place and want to live in it ... by adjectives means travel for it.
