Renting Real Estate Questions and Answers

Interviewing a Real Estate Broker... what do I ask?

I recently passed my exam and in a minute I'm "shopping" for a job, but I don't want to work for a crooked broker. Which question should I ask on my interviews to make sure that i'll be working for a moral, responsible, reliable, and most importantly ETHICAL broker?

Answers: Great question.

Ask if they serve on any committees through the local board of Realtors, or if they enjoy held an office surrounded by that board. Some positions are voluntary, some are elected, so ask if it was an elected position or not. Word travels in a hurry about someone that does shady connections, and those people are not elected to board positions.

Ask give or take a few turnover, how long their agents stay and if they leave for other office will tell you going on for how that brokerage is operating. A local office lost 25% of its agents final year to other offices (not Realtors departing the business) so that tells me that something is wrong contained by that office.

Some populace may come in here and read out that you don't interview the broker, but you absolutely do. Consider you are an independant contractor, you want to sway your license with the right agency to return with a great start. This business is tough, and you need to enjoy the right brokerage to make it work for you.

Congratulations on ratification the exam and good luck to you.

Has anyone mange to gain a home loan beside poor credit?

me and my husband are looking for different type of banks to see if they can distribute us a home purchase loan, but the problem is that we have doomed to failure credit, has any one get a home loan recently and your credit be less than 500, by the instrument i live in maryland. powerfully telll me your story adn through what bank or program did you use?

Answers: we go with a buyers agency, they don't put up for sale realestate at all they only just help population expecially first time home buyers to buy their new home. I solely paid them $1.oo for their service. they hooked me up next to countywide home loans, countrywide looked at my poor credit history and told me to repair as much of it as I can, she told me to write a letter stateing why I get behind surrounded by my bills and then have me pay my biggest bills, three of them two be department store credit cards and one was a old-fashioned cable bill. I had little money down. I dream up $10,000. and $5000.00 of that was capable from my brother. they pre approved me for and asked me how much did I want. I had no I traffic what to say so I asked them to pre approve me for $120,000.00 and they did. the buyers agent showed me homes for public sale from agents and homeowners alike he said whatever home I want he will arrange for me to look at it. we purchased a home for $117,000.00 and lived their for 7 years formerly selling it because the value go up. and the housing market go down due to all the foreclosures. we have a real estate agent in the past we went near the buyers agent but the real estate agent did not sign a contract next to us stateing that she will work soley for us the buyers and she would only show us property belonging to her unadulterated estate company that she is trying to sell. so we be told by the buyers agency that we are not obligated to work with her and she is given up the ghost as a buyers agent without a contract, she is within fact a dual agent. so look out for that when buying a home. buyers agent sign contracts that read out they will work with and for you the buyer. solely. also you can purchase with no money down. but buying programs for relatives who can't afford down payment is scarce and restricted I heard on the report that their used to be many programs for race like us( yes I am contained by the same boat you are within now ) but they don't concluding long and other than hud their are not frequent left. check out the hud website. merely type in HUD surrounded by the browser. and they will give you adjectives kinds of information. I hope this help you. we also are in the process of cleaning up some credit issues and positive for a down payment again to buy a home. EDIT: I be told if you pay rotten a credit card bill that is smaller amount than $600.00 that credit company do not report that as a positive score on your credit history, merely if you pay bad a balance that is to say above $600. will they have to report it as a positive credit on your history. by the opening this happened seven years ago back all of the foreclosures and entry will vary from state to state. you may want to try going to a credit counselor they first gathering is free. visit HUD and use one of their recomended counselors. also don't be afraid to buy a HUD house they enjoy some really nice home in powerfully manicured neighboorhoods, and some programs form hud let you buy next to just $1.00 down. but tons programs like i said are very soon non existant so check out HUD>
NOT right now. Fix your credit, after try to buy. Be patient. Just wanting something doesn't aim you should have it. If you can't organize your credit, you probably can't manage home ownership. That's why we enjoy the mortgage crisis. There are fewer places which work beside those with impossible credit, and there are heaps conmen and scams, and you termination up paying MUCH higher interest rates.

So, start very soon, pay respectively and every one of your bills ONTIME. Pay more than the minimum on all credit cards. Reduce the number of credit cards beside open balance, reduce the number of alive credit cards you have. Pay adjectives utilities ontime. Reduce your expenditures. Save money for a down payment. Carry your lunches, stop adjectives fast food, stamp out restaurants, weekly hair & nail appointment, no more new clothing and shoes. Do this for 6 months to a year, and your credit will look MUCH better. You CAN do this if you WANT to. Otherwise wanting and whining will seize you nowhere. The real estate bazaar is terrible, and in that are lots of homes available, at prices less than a year ago, so if you're forgiving and disciplined, you can do this.

Can someone tell me how i can get a real estate note?

Answers: The ONLY LEGAL real estate note for a mortgage is drawn up by an attorney.

You CANNOT use Office Depot legal forms, etc...

You cannot draw one up yourself b/c that is practicing law without a license and makes the note UNENFORCEABLE in court.
