My LandLord is a crook!! want some guidance please!?

well, I moved into this house November 1st. paying Half of the pull deposit. thinking that I had 60 days to foot the rest.

we called Rentalsman and they told us no she can't do that.
so afterwards after bickering back and forth to the tenant she decides that she is going to break the lease. truism that if moved out by dec 29th. that they will not charge for January rent or ask for the rest of the Damage Deposit.
On December 22nd. the Landlord came over to the house and we wrote out written the agreement to the breach and that on dec 30th we

I don't know what the law are over there but contained by California a landlord cannot tilt your rent without it anyone in the contract (i.e. tilt rent 1% a yr or something like that) and it's dishonest for them to just evict you approaching that. How do i know what my income is?

For the apartment me and my friend are going to be living in our maximum income have to be $32,400. How do i figure out if we're making that much,otherwise we cant move surrounded by. Make sense? I'm making 9.50 an hour and she's making 11 an hour. shes working 40 hours a week and im working 42 hours a week. if that helps lol.
