Renting Real Estate Questions and Answers

Were can i find house plans for my older style house i just brought my council have none for it?

Answers: house plans are usually drawn up when a person goes to sell the property - hence they are obtained from the person who sold you the property.
these come at a cost though, therefore some people do not get house plans drawn up.
if you really need it you need to get them redrawn - there are professionals who do this (real estate agents should know). alternatively just use excel and draw your own =)

Telling my roommates I am moving out?

I have be renting a portion of an apartment in San Francisco since late-July. Its a two bedroom 2 tub apartment and I rent one bedroom/bathroom. I have two roommates who share the master. They are not aware that I own any problem with them, or any intention of moving out(I save to myself, but always try to be friendly). I want to be out ASAP, but I know its proper to provide 30 days notice, so thats what I am planning on doing. I am not on the lease or any of the bills, and we never discussed what style of notice to donate or how long I would be living here. The only article they have ever mentioned to me be they asked me casually if I be planning on staying for the upcoming semester, and I acted caught off-guard and said "I think so, unless something comes up." I'm trying to write up my see right now. As far as money, I plan on covering my bills for jan, and prorated rent for the first week contained by feb. Should I include how much money I plan on giving them, or leave it up to them?

Answers: Sounds close to you're on track.
One full months notice is the usual courtesy even if you are not name on the lease.
Happy trails to you.
Give them a 30 day written sense of your intention to vacate. Pay them your share of the rent and bills prorated to the end of that 30 daytime period, even if you move out tomorrow.

If you don't, they are gifted of winning a civil judgement against you for that amount.
This is remarkably mature of you, your protecting your salt away and you are giving them ample time to find a new roommate. What you are doing is undeniably correct. In your letter, simply utter:

As of (Date) I will be vacating the premises. I will discharge the prorated portion for my half of the rent and utilities within the amount of $____. Sorry for any inconvenience. If you have any question, please feel free to ask me.

Signed,
You

You want to net sure you include the amount you will pay them, and hold them sign the letter. You sounded unbelieving to let them know of your intentions in advance, so I sense some tension here. Don't walk out the amount owed up to them, they could get unadulterated nasty on you once they know your departure. They could try to overcharge you for things out of spite. Know what your supposed to pay & hang on to it friendly. Keep a copy of your move out letter for yourself.

Good Luck near you new living arrangments!

When you sort an proposal on a house do the seller own to respond?

We made an offer full price only just with closing costs posterior. On the offer we put we required an response in 24hours. Well It's very soon 11:30m the next year and we have hear nothing. I thought they have to at least let somebody know us something!! If they needed more time to think around it or a counter offer anything. Can they really a moment ago not respond at all??

Answers: in fact no, but it would be better if they did . have your agent call for their agent just to find out if at hand is going to be a response that you need to verbs if not.
grant them till noon the subsequent day and if nil keeping searching, within this market you should own your pick
They do not have to respond. But also, your requirements may not own been possible for them.

Banks clutch about 3 months, for both foreclosures and short sale. There is no way to attain a response from them in 24 hours.
Hi T-Hun,

If you are dealing next to a short sale or foreclosure, they do not generally respond in a timely attitude. They also do not sign the contract until near closing time.

If you are dealing near your average sellers, later 24 hours is a customary response time. The ideal situation is for them to respond contained by writing. Sometimes they may not want to entertain your present; therefore, not respond and agree to your time frame expire. Your offer is null and blankness.

This is something that you may want to discuss with your solid estate professional.
I never have be able to take why these time deadlines are even a bit of any offer on a property? State legislature have set up the endorsed requirements as to how property can be sold in the individual states. At the pause of the day, a deem looks at what the written information is, and makes a edict.

The fact that you made a "full price proposition may only relieve the listing broker turn after a commission they think they own earned because they enjoy produced a ready, likely, and able buyer, to buy their house." My point man that state laws, trump anyone else at any time.
More than imagined one of two things have happen. They have have an event in their energy that did not allow them to respond within your time frame or they are going to counter subsidise to you. If they counter even one thing surrounded by the contract it is like them making you an bestow and so the time limit does not concern because they will put their own time limit on it. Don't be touchy just roll beside it. Sometimes paying closing cost is a little difficult to read for Sellers and they still have to integer their bottom line and 24 hours is not a vastly long time if they have busy schedule. Good Luck with your fresh home!
