Whats the best way to find a good renter in charlotte nc?
Answers: I give the same advice all the time:
IF you don't know what you're doing or how to go about doing it, llet a professional do it for you.
Will you have to pay? Yes, BUT you should get a far, far better tenant than you would doing it yourself.
Why? Simply because the majority of new or wannabe landlords fall into the same traps:
a] Instead of telling the applicants what to do and how to do it, they listen to the "sob stories" and the "bad luck" stories.
THEN they let those folks move-in and get stuck with bad tenants.
b] They rent to friends, relatives, children, etc. This is one of the BIGGEST mistakes wannabe landlords make.
c] The lease is never written the way its supposed to be written.
d] When it comes time to throw out the folks for non-payment of rent, wannabes drag their feet.
Thanks for asking your Q! I enjoyed answering it!

What rights do I hold to enter my property to be precise rented?
I will be traveling all the bearing across the country to visit the city where on earth my rental property is located. It is managed by a property regulation company. I want to have access to the home for the better section of two days to service, repair and inspect all aspects of the home. I'm planing to hire a handyman to stain deck, patch the roof, clean precipitation gutters, minor landscaping, paint, etc, etc, etc,What rights do I own to do this type of work? I will need access to both the exterior and interior of the home for in the region of 6 hours over 2-days time. What type of notice do I tender them? Any tips are greatly appreciated.
Answers: I would call them and consent to them know you'll be in town and you'd similar to to be able to do some work on the property and since you are solitary in for that week you are giving them a courtesy ring up.
If you don't have the number afterwards send them a message and give them one weeks sense that you'll be there near a handy man, have them ring up you and make sure it's ok near them to enter the property. Wouldn't want to run into a vicious dog.
If it is a valued tenant, in lay down to minimize conflict, I would give at tiniest a 1-week notice.
If the handymen will enjoy to have access to the interior of the property, consequently YOU need to be here 100% of the time to supervise the work.
If anything happens to the tenant belongings during that time, you as the landlord, are responsible. It's not matching as renting an apartment where the looking after people are team of the complex...who you are hiring are contractors...so that is why you inevitability to be there.
If the tenant have pets that usually roam through the house, after it would be a nice gesture if you offered to reimburse the tenant for boarding of the animals for 2 days, so they don't hold to miss work and worry around their pets.
Your lease shoudl address how this issue will be handled.
Most lease offer one week discern for any major running work so the tenant can make arrangements. If you be going to just inspect the property and fashion any minor repairs, giving 24 hours notice would do.
Ask your property management company to bar the notifications contained by accordance to the lease agreement.
Be kind and present them a weeks notice, but if you are within the USA all you hold to by law is 24 hours. Your tenant should be glad to see you if your there to do adjectives that work in a place that they are living.
Any existing estate agents that can relieve me?
i am seriously thinking about going into unadulterated estate. Has anyone ever got here license through tarbell real estate? And if what schools did you run to? And are you satisfied beside you career choiceAnswers: who you help yourself to your classes thru doesn't mean you will be correct or bad at Real Estate. That a short time ago helps you capture your license. The company you associate with is the one that will in actuality train you how to make a living contained by this feild. That is a much more important choice.
I don't own a realtor's license. But I will say you own got to be staunch to this profession. I have be house searching for over a year and own finally found a house and is "perfect". Anyway back to the subject at mitt. My realtor has be dealing with me for over a year. Spending who know how much on gasoline driving, time away from her family, time spent pulling up listings. Answering phone call. So she has devoted over a year's worth of time with me and have not been salaried one red cent.
This isn't your typical 9-5 job where on earth you get a paycheck every week or two weeks. Your not making ANY money unless you go a home. And if your thinking about trying to run into this part time. You can forget give or take a few it. That isn't possible, because you have to be extremely flexible because your have to work around other people's schedules and sometime spur of the moment wishes of a client.
Best of luck to you, and hopefully a qualified realtor will come along shortly and be able to better directly answer your give somebody the third degree.
