Im contained by the process of becoming a sheriff deputy and i was told almost benefits that you receive when you buy a home. Do sheriff-deputies/police officers receive some perk when buying a home. if so, what kinds?

a realtor told of a program within which you borrow a down payment loan to buy a home and if you live within the home for than 5 years, you don't have to repay it back..true or false?

Your Realtor is right. There are progrmas like that for servicemen, fireman, teacher and many other public workforce.
Some programs are offered by the city in which you live or work, or are going to buy.
But, near is also and FHA program for public employees specifically worth the effort as economically.
HUD has a "Good Neighbor Next Door Program" as mentioned above:
Law enforcement officer, pre-Kindergarten through 12th grade teacher and firefighters/emergency medical technicians can contribute to community revitalization while becoming homeowners through HUD's Good Neighbor Next Door Sales Program. HUD offers a substantial incentive within the form of a discount of 50% from the list price of the home. In return you must commit to live contained by the property for 36 months as your sole residence.
