I have lived within this CA house for seven months and my landlord other gives me the run around. The house is elder and some fo the electric plugs are not grounded. Also a lot of the plugs do not work. The switches don't work. The front wall heating system next to my daughter's room does not work. I get a notice from the gas company that i can't use it. The gas shut stale valve is lower than the house and needs to be replaced. I enjoy notified my tenant many times over the second seven months but he wants me to find the contractors to fix it. I hold called plentifully of places but they never return my call because I am in recent times the tenant. My landlord refuse to do anything. I will be moving in nearly two and half months but I know he wont fix it until that time the next tennants. What can I do?
Answers: Contact the local authorities and detail em what is wrong with the house and they will transport someone over to your landlord and pistol wip em. a short time ago kidding. They will hit him near a HUGE fine and then he will be fixing it.
Contact your local housing authority. They should be capable of help you. Second, some landlords own contracts that you sign stating that if something is wrong that you are required to have it fixed (see if your contract states this) or narrate him you would be willing to hire someone to fix this if he remibursed you (and engender sure you get it written) Contact the housing authority of these problems. But, why enjoy you lived there adjectives these months and now decide to complain... Better get adjectives that needs to be fixed previously you move in subsequent time...
The only one of those that he have to fix is the electrical plugs, and only if this is partition 8 housing. The only housing codes he have to follow are those of when the house was originally constructed.
Sorry, but you can't force these issues. Since you are moving contained by two months anyway this really should not concern you too much.

NOrmally, the tenant has to find the
contractors and reimburse for them and
take that out of the rent; to be exact what
the law say.
If you ONLY need to find the contractors, I will find them.
YOU logically know that within 2 mo,
you are not going to get anything
done. It is too fruitless you did not force this issue in the first month.
I suggest you not bother, and that
you bite the bullett and subsequent time
you move into a unit,
manufacture sure the electricity is on
for an hour or so and then, do your
step through inspection. IF the
unit have bad plugs, do not rent
the section till they are repaired.

live his duration and repair stuff
concurrently and it is not easy.
Also, please consider doing
a lease purchase so you can
start taking more control!

vertebrae chg him for the repairs and do it yourself, or since you're moving soon, deduct the costs automatically and inconvenience to the future rents and inform the LL of same and adjectives this deducted from the rents may build a fire beneath his butt...not to mention, file a small claims defence against him first and use that judgment to compensate your rents for the duration.
