My tenants of roughly 6 months have told me that the outside porch carpeting had gotten extremely raining and moldy after the long winter. One of them told me that her father would replace it for me for only the cost of the runner. I was agreeable provided they contacted me next to pricing information PRIOR to buying and completing the project. I have priced outdoor mat before and for this small space perchance 5ft by 6ft. it would not be very pricey (19 cents to 49 cents a square yard). Yesterday he call to INFORM me that the carpeting project had be completed last weekend and she would be taking $90 of her rent for June because that is to say what it cost. I am livid, but do not want to respond in anger. Please facilitate?
Answers: Sarah,
It does sound as if your tenant are taking advantage of you. Ask other for a receipt, after adjectives, you would need it for excise records regardless and see what they produce.
If they hold been excellent tenant I wouldn't complain too loudly, but would let them know that, surrounded by the future, you call for to know what repairs will cost, or you will get them done yourself.
First, I would be glad to hold tenants that last 6 months in some of my properties. But to your point, I do not allow deduction from the monthly rent by the tenant. Tenants assume you are filthy rich and will squeeze every penny out of any cash flow.
My response would be, "Thank you." Then the subsequent time they want to do some "work" I'd send someone out to look at it, to confirm the tenant concern and to give me estimates. Then choose the best licensed and bonded professional to do the called for work. You can hire people near references from the big box home enrichment stores at competitive market rates.
Sorry... $0.49 a square courtyard for new outdoor carpeting? I don't believe it. Check the date on your catalog, the current year is 2008.
In any event, did you do adjectives this in writing, as any sage landlord does?
Receipt or not, I would stir to Lowe's or Home Depot or whatever your source is and gain a xerox of the price tag and return it to them and communicate them they are authorized to deduct the amount you quote singular. It is YOUR house and YOU choose the carpet to be bought.
Take it as a lesson academic contact her and tell her to include the taking with the rest of her money for the month. If she says she doesn't hold it ask her where she purchased the materials and what daylight tell her you will contact them to achieve a copy. This way you know it in fact cost $90 plus you can use the receipt for your taxes. Demand a acceptance for taxes. Additional costs would be adhesive, rental for a runner stretcher (if he used one), if he had to replace any substance (wood) under the aged carpet. The floor may enjoy need to be worked on. I would check you data again for the outdoor carpet 19-49 cents a square patio is darn cheap, I can't even get burlap for that. Maybe that be a sq. foot. I checked in the rag today and outdoor carpet turf type be $.59 a sq. foot which calculates to $5.31 a sq yd. Another point is are they good renters and is it worth losing right renters over. Good Luck.
.19 - .49 a square yard? Where do you shop?
Tell your tenant that they did not follow your directions in getting the repair done. If they cannot provide you next to a receipt, don't allow the rent assumption.
No need for anger, basically tell them the track it is.
Tell her to jump contained by a lake. Unless you have this agreement in writing...she have no right to proceed with replacing the runner without your approval. Time to bring tough...tenants sense consternation and will take full supremacy of it. While you obviosly have not shopped for awhile, it would enjoy been just 20 or so. Tell her you need a acceptance for your business records, I am going to bet she does not hold one for 90.
I would want a receipt. Good luck. Your tenant clearly didn't listen to you.
Unfortunately, it is not legal to appropriate unpaid rent out of the security deposit - you would enjoy to take them to small claims court.
With that said, 19 - 49 cents a courtyard is incredibly cheap. I have never see carpet that inexpensive. $3 a square foot is too much. It sounds similar to they padded the price.
I would tolerate the tenants know that this is untrue and that they may not take that much money out of the rent. Let them know that fiasco to pay full rent can result surrounded by a fine (it is $15 in New Hampshire, not sure what it is where on earth you are). If the rent goes unpaid for too long (3 months), it is grounds for eviction.
Now for a bit reality... it may not be worth cause too many impossible feelings over $90. Bad inner health could escalate and you could end up losing WAY more than $90.
I would tolerate it go and digit out a way to cart it out of their security deposit at the expiration (what -they didn't scrub the toilet? That costs $90 to bring in a professional cleaning crew!)
Type contained by "landlord statute (state name)" into Google and read up on what you can justifiably do in your state.
Good Luck!
You win the idea...
Ask them to submit the reception to you. Be nice and explain that you asked them to advise you prior to purchasing the cost, however, that anyone said and done $90 dollars is not that bad, once you've see the receipt insist on them to deduct it from their subsequent months rent. This tenant saved you the time, money and hassle of have to replace it yourself. They might have even gotten a better level carpet than you would hold selected so they might own improved it somewhat.
You're only mad because they didn't lurk for your permission, a short time ago let it shift and be greatful they were feeling like to do it, most tenants would telephone you and bug you to do it.
