i live on a military base, run by civilians within louisiana. our situation is that we're leaving and they come in next to a "urine detector" (a pogo stick looking thing next to a needle at the terminate with urine detector tape on the side) and jabbed it adjectives over our carpets. they said that it be positive for pet urine. which they were aware that we have a dog, but he did not pee every square foot of our apartment. i can see maybe replacing the hearth rug next to the square where he in actual fact did go, during training, but for the unharmed house...unacceptable. contained by our lease nothing is stated just about the carpets. our mat looks perfect. not one stain! the ethnic group b4 us had a dog, what if they jab that stick in an older pee spot and now we hold to pay! is at hand any legal/common sense that can back us up?!
Answers: I own never heard of a 'pee detector' and I own been doing property nouns for over 10 years. Obviously this carpet be not brand new when you moved surrounded by, so you are not responsible for 100% of the replacement costs. You may be liable for a part of it,. Here's what to do:
- Find out when the runner was replaced and how much they rewarded. Remember that carpet contained by rentals typically last 5 years.
- Depriciate the time efficacy -- for instance if it was replaced 3 years ago, you may be responsible for 2 years of the worth.
- I.E hearth rug was $1000 purchased 3 years ago. Carpet is worth $200 respectively year that it cannot be used, therefore you may owe $400
This adjectives varies on whether or not it is deem normal wear and opening. Dog urine can be professionally cleaned, however cat urine is much worse b/c they have to rip the carpet, the nouns and use a chemical on the concrete to fully rid the smell.
They cannot hold you responsible for the entire cost unless it was over mundane wear and tear or negligence
They should hold had you pay cheque a deposit which they can keep for repairs if something is dog-eared. But if there are no stains or anything they can't brand name you pay to replace the runner. They could make you payment for exessive cleaning of the carpet, but even regular cleaning is something they hold to have done in the past someone else moves in. All "urine detectors" I've hear of via the net are similar to a "black light" devise. $8.95/+

It totally well may be some homemade gizmo that they are bluffing you next to.
I'd check with some officially recognized aid sources. I'd bet they have to come up next to something better than an altered pogo stick as a urine detector.
They're bs'ing you. They can say that if they replace bit of the carpet it won't game the rest. I had a 2x2 ft irregularity in my modern carpet and even though the could attain the same color they dye lot be different. I ended up have to replace all the hearth rug in the unbroken house.
Being Military my self I know that if you don't pay you won't know how to clear post eventual they will just do a statement of charges and cart it out of your pay check.
The lesson is never trust civilian that enjoy housing contracts with the Military. They pretty much enjoy a blank check when it comes to charging you for damages. Live of base/post.
They won't be bluffing you. Their pockets are deep and if it is available they will hold it.
Anybody who has never deal with Military housing have no idea what you are up against.
