Are we eligible for a second home (to use as a rental property)?

My husband and I just bought a house within March 08. It was really cheap, a foreclosure. We hold fixed it up and it is worth double what we paid immediately. Market is bad though, cant deal in and dont want to pay possessions gains taxes as we own not lived there 2 yrs. We would approaching to maybe rent this one out and acquire another that we like better, as we single bought this for the investment. Do you think a couple making $56 a year combined, both great credit over 780, one motor loan, 3K in student loans and 2K contained by credit card would be able to purchase a second house? We can afford it, but bank may not agree. Only people near experience in the bazaar please.

Can a hotelier be held responsible for locked up items stolen on his property?

Answers:   You have lots of option in this situation. Can you buy another house? It depends on your total income to debt ratio which be not 100% defined in the request for information. Another thought is buying a second home renting that one out for 2 years then moving into it thus giving you the two years within your current home that you are living in. A lot though depends on where on earth you are in the country and how much a honest mortgage lender will tell you can qualify for. But I would chew over my plan could work out for you. Most real estate market in the country are deflated due to the amount of foreclosures on the bazaar so minimal properties are selling on the retail, private person owned, side of things.

My husband want us to buy my best friend house the house is within foreclosure?

Uh, right, you've owned the house for 4 months and you are worried roughly capital gain taxes?

If you rent this out, the only entry you gain is that after another 8 months you will pay the long residence capital gain rate rather than the basic rate.

Anyone surrounded by the Twin Cities...?

If you can't sell, consequently it isn't "worth double" in the current flea market. As far as buying another house, you need to look at your debt-to-income ratio. One of my friends have asked me a similiar questions formerly,we found helpful here.http://car-loan.online-frees.info/approv...
