On Saturday I accepted a counteroffer on a home for $320k. I notice today that the price of the home was dropped on Friday to $284k. My escrow already started. This seem a little unreasonable, which of course I will drop out of escrow if the guard doesn't offer me the down price. How does this work? Will they offer me the home at the $284k or will they still try to acquire $320k out of me.
Answers: I'd be willing to bet you own this $36,000 as a negotiating point for any corrections/remedies for your structural inspection. They've lowered to that price anyway, you might as economically try to take ascendancy of as much of it as you can.
You can always hope for your appraisal to come within lower also. Most appraisers have MLS access & they will see this price slimming down & may come in at the lower price if comparables point within that direction.
