1. Make sure you can really afford the house you laid your eye upon because even though you might enjoy thought it might be worth cutting your grocery bill within half and stop shopping for clothes, vacation and entertainment for five years, after a year you may be hating the daylight you've made the decision.
2. Check if the house is radon, termite and mold free.
