My friend wishes to go away her boyfriend, who get the house?
Question:
My friend is unhappy at home she have 2 daughters one from a previous relationship and one with her boyfriend, when the house be bought her parents paid the deposit but the house and mortgage is within his name,he won't move out and she's get nowhere to go her parents live contained by cyprus. Can anyone give me any counsel does she have any lawful rights to stay in the house, thankfulness?
Answer:
If they are not married then the house is his I'm afraid. If your friends parents can prove that they give the money for a deposit then they could claim that money put money on...but they have to be capable of prove it. People often ask... 'why bring married it means nothing'...but it does within law for if the set of two were married afterwards half the house would be hers.
u will fid she will get hold of the house bacause the law will be on the side of the creature whith the children if the children stay with her
If the mortgage is surrounded by his name and they didn't sign a cohesive tenancy when they bought it, it could be rough. she should settle with a attorney.
He keeps the house
see a soliiter
Nowadays a cohabiting couple hold rights like married couples do, she should walk to the citizens advice bureau, they'll present her free advice and explain adjectives the options unequivocal to her.
Unfortunately even though her parents put up the deposit if it's only his dub on the mortgage and not both of theirs then he'll almost distinctly get the house.
With the mortgage within his name she probably have problems. She needs to contact an attorney. Laws own changed some recently, but withe her describe not on the mortgage it does not look good for her. In turn, she is not responsible for paying for the house.
i'm afraid the house is his, as the mortgage is surrounded by his name.
does she income him part of it, or is it lone him paying the mortgage while she pays the bills? if she does give him money fund every month for the morgage, then she may be entitled to something.
best piece for her to do is go to the local citizen's direction bureau and see what they say, but she will probably entail a lawyer eventually.
angelic luck to her x
It depends where they live. The imperative is different and it is enforced with adjectives degrees of fairness. I would suggest that the best solution would be the solution they agree upon. If they cannot agree, consequently the law decide (if the law can be enforced).
I would suggest that the individual leaving is most possible to lose the house. (at least until the individual staying dies or leaves)
How would the situation be different if at hand were no mortgage?
She wants to go to the CAB bureau, court would probably find in her desire, due to the kids, it would be difficult to get him out though lacking going to court. She will need to bring a restraining order to hold on to him away as well.
Usually, no. If the house and loan are surrounded by his name, its his. I assume by deposit you niggardly downpayment. It might be possible for her PARENTS to take him to small claims court and get better a portion of the downpayment. Good luck to your friend.
Perhaps my mates and I from the Night Club Door Mans Association (bouncers to most people) could entice him of the error of his ways and that he oughta leave. What a thoughtless piece of s - - t he is that shames men.
She could have an equitable interest surrounded by the house if her parents paid the deposit. She requests to go and see a solicitor and find out the facts. The solicitor should apply to Land Registry for a restriction to be placed on the register to protect her equitable interest.
This may enjoy to go to court, but she could argue for a share of the house as the deposit be paid on her behalf and the presumed communal intention of the parties be for the house to be a family home for both of them.
She definitely seems to own a right to stay in the house and she should do so to protect those rights. What sort of a man would be paid his own child homeless? However, he also has a right to stay contained by the house - it's his house too!
The best outcome would be for the house to be sold and the proceeds shared between your friend and her boyfriend. Hopefully they can stay amicable until then.
Estate Agents?
Question:
My estate agents do all viewing accompany by one of their consultants. On the last few occasion that I have be out they have manage not to lock the house up properly and on 2 occasions make tracks all the lights on when disappearing. One of these viewings was during a weekend that I be on holiday and all lights be on for the whole weekend until my return 9pm on Monday.
Do I enjoy grounds to sack them immediately minus waiting for the 4 weeks notice they insist on.
Answer:
I enjoy also recently have problems with estate agents both next to selling my old house and purchasing my current house.
My experience of them is that they try and portray themselves as professionals when surrounded by reality they are newly a bunch of 'gift of the gab' conmen.
My main problem next to them was the sheer volume of lies which they told me during the complete process of both selling and buying. These lies actually artificial my decision making at the time and I made choices which contained by hindsight I wouldn't if I have known the true situation.
This is plainly null given the size of the transactions being made when selling or purchasing property.
I muse you have to ask yourself in recent times what it is that estate agents actually do for you. They put a photo of your property surrounded by their shop window (and also presently on the internet) and then update prospective buyers a pack of lies in writ to sell the property and finish their commission which can be anwhere between 1 and 3% of the property value. Surely this is a rip-off!
I am still hoping that some internet entrepreneur will devise an online track of selling/buying houses which will become bigger than those estate agent backed sites such as rightmove.co.uk. I know nearby are already a few internet sites which help you to marketplace your homes for a one-off fixed fee but they own not been competent to get their act together in vocabulary of achieving flea market share.
Lets hope that this will change surrounded by the future and that estate agents are consigned to the dustbin of history where on earth they belong!
As for your particular gripe I would suggest that your agent have contravened your contract with him contained by that the terms should stipulate that when showing prospective buyers around your property when you are not on the premises after they are under a duty of supervision to look after your property. Leaving the property unlocked when they vacate it would seem to me to be a gross downfall of that duty of care and hence you should hold grounds to sever the contract with these dedicated agents.
YES. Check the terms and conditions, they must be breaching warranty etc. If in doubt check beside Citizens Advice.
I work in an estate agents and I can solely say you've be treated shabbily.
And yes, I would tell them that you're finish the contract immediately and explain to them it's because they did not take moral care of your property.
I relish my work and I think I work for a responsible firm. We other ask our vendors (if we are to walk into the house) about locking up, lights, alarms, etc. It upsets me to see supposed fellow "professionals" anyone so lax.
And in response to the previous answer that cited 3% commission - wow, you be ripped off. We charge 1%+VAT maximum.
Sounds as if your agent is not properly looking out for your best interests This would result in your contract to be unfulfilled on the agent/brokers part.
I would explain that you are mournful that they did not fulfill their obligation to represent you properly and you are demanding instant cancellation of the index contract. Let them know that if they do not comply, you will be notifying the his/her broker, the local board of Realtors, the State Board, and your attorney. They will fax you a dissolution lickety split!

I want to buy a property contained by sebring Fl. But I don't know anything roughly speaking sebring. Any Advice? Does Sebring own
Question:
a future? Do You conjecture it will be developped one day?
Answer:
You can never dance wrong buying real estate, especially surrounded by Florida. Mark Twain summed it up best, stating what "...I like most going on for property is that God's not making any more of it." Sebring is an up and coming community. I definitely would turn for it, but you have to do your homework and research the history of property values surrounded by the area.
PropertyTaxes?
Question:
My home is in my dub . If I sold it to my wife for a dollar wouldn't that force the county to greatly reduce my property taxes? It's base on the value sold plus annual increases which enjoy been 25 percent a year for the later 5 years. My intent is to "reset the clock" and have the home reassessed at the unmarked selling price, which would be a dollar. What you think?
Answer:
Do you really assume you're the first "genius" to think of this?? No it will not work so don't try it.
They look at average selling price for comparable homes surrounded by your area.
I believe property taxes are base on the appraised value of a home within most cases.
wont work i can bet others have thought of it and so have the city.
where on earth, and how can i obtain free property information, similar to # bedrooms etc.,?
Question:
Answer:
Our county tax roll (usually) give a description of the house..ie..number of beds and baths, how the home is heated and cooled, subterranean vault finish and square footage..Try looking up your local county web site (or phone up your county court house and ask for the web site address) and look at the toll records or you can sometimes look up the address..ss
Your local County Assessors Office should own a database of properties with a description. Sometimes you can even check that online and find the charge code, description, assessed value of the lands, township, etc.

How heaps folks can live surrounded by a one-bedroom apartment?two-bed room apartment?
Question:
I am planning to come to the states for studying
And I checked many sites resembling apartments.com for deals
I be wandering is it allowed for 3 people to rent a one-bedroom apartment? what just about a 2 bedroom apartment?
thenk you
Answer:
There is no one answer to your grill - mostly because you only said "the states" as surrounded by The Uniteds States. Occupancy limits are not specified at the federal smooth in the USA. While they are occasionally specified at the state rank they are much more frequently specified at the city ordinance level. Many parts of the United States own no such ordinance in effect at adjectives.
Another variable is the owner of the rental part; they can and often do set tenancy limits, and inwardly certain boundaries (which again vary from place to place at several level of government) they may do so.
Usually you can expect a limit of two per bedroom plus one, but no guaruntees until you check the city ordinance (if any) and/or the owner or control of the rental unit. In some places the rental limit is base on the floor area (called square footage surrounded by the USA) in attachment to the number of bedrooms.
If you can specify both the city and the school you are going to, you could find out from that city's clerk's bureau or, in the overnight case of campus housing, the school's administration.
It depends upon frequent factors, including local law and the lease you sign.
Usually only two culture for a one-bedroom apartment, but you could look for a 2-bedroom.
Hun, that all depends upon what state your choosing to come too. Like if you moved to Arizona, they dont attention to detail how many populace live in any sized apartment, or house!! But, I'm from California, and nearby, the rents are "Outrageously HIGH!" And they most likely will "Pitch A Fit" if they found out more than one being was living contained by a one bedroom, etc! Whereas: should you move to Arizona, the cost of living is lower, and so are the bills, rather than surrounded by California!! Much lower! However, you could also move to like the Carolina's, and I hear rent's are really cheap over there too!! You only just have to choose which state you want to live contained by, and ask your question again, after you choose, okay. Good Luck to you & yours, hun! Smile!! And "Welcome to the United States, when you come!" You'll love it over here!!
ha ha ha
if you can ..carry someone to agree to it ..go for it..
most of us are intensely spoiled and enjoy..our privacey.
the university puts 2-3 within a room in the co-op housing the university providessome love it and some detest it...
move into the university housing and see if you can get some nation to go surrounded by with you may work.. but once you bestow the housing you are off the "priority list"..
dutiful luck..
Is this a upright time to acquire a Home Equity Loan?
Question:
I have an adjustable rate loan for my second mortgage, and I want to verbs that balance into a fixed loan beside a lower interest rate - and 8-9% would be lower than my current rate. Is this the best way to walk?
Answer:
sounds like it. chitchat with an experienced loan officer so you can meander through your specific situation.
If you already owe the debt, and are not going deeper into debt on your home, it really doesn't matter. Other than the nest egg of your interest rate.
Transfering a loan has no (or immensely little) difference in effect.
After the first of the year I'm doing the exact same article.
But in Michigan, I would not attach any more debt to this house. Nothing is selling around here.
Rates are btwn 6 and 7% in my neighborhood.
I would seize a Home Equity Loan just a refinanced 2nd. Home Equity Loans interest rates tend to adjust pretty a bit.
I think I can give a hand! I am a Loan Officer Executive. With half path decent credit and depending on the state that you live surrounded by you can refinance and cash out, that agency you can pay sour your debts and have some extra funds. Rates are truly at the lowest they have be in a while and rates very soon are dipping in to the areas that they won’t be within a while. You can be finished with the refinance near in a month and enjoy your new low rate as all right. If you are interested I can help and we can move forward on this.

P.S.: Everyone is different, but Alaska is great to visit. But to live in attendance you really have to be capable of deal beside a lot of cold weather and threatening, dark days. It's true that within are a lot of men surrounded by Alaska. But they are kind of woodsy and resembling to drink a lot of beer.
I don't know where on earth you are now,but the places i soak up the most are SanDiego & the Denver area.My daughter lives within the Denver area & within is alot to do there adjectives year round,& if you're looking for a climate that pretty much stays the same, check out SanDiego, both are great

What's the average Percent past its sell-by date cost to expect?
Question:
Looking to purchase a place and was wondering what percent past its sell-by date I should expect to take rotten the cost of the place? Is there an average rule of thumb to travel by? For instance, how much should I expect to bargain down a cost of any 300k, 400k or 500k?
I saw one post mentioning approx. 10% off. I comprehend it will all really depend on dealer and various situations, but is here a number to shoot for? I'm guess new builds are probably smaller quantity likely to be discounted.
Thanks everyone
Answer:
at hand is no rule of thumb. do your research with the realtor: verbs comps, see how long it's been on the souk, how much is the property in emergency, etc... measure adjectives the variables. Then make your adjectives offer.
This is extraordinarily variable and more a determination of the overall bazaar in the nouns you are looking. For example...many areas of Texas are exoecting 8 - 10% gain in utility this year. As a result, you won't be likely to find properties 10%+ lower than their true value.
However, surrounded by southern California they are estimated to see about 5% decline surrounded by values this year. They are significantly more negotiable and 10-15% discounts and closing costs covered are adjectives.
Here is some additional info. Hope this help.
Why is my proprietor so stubborn?
Question:
I recently found mice contained by my kitchen. I had call her up and she told me she was going to transport her brother-in-law who was an "expert" at this stuff. So he come in, added a few brillo pad in the walls and set up some traps. That's it. Few days then, they spread to the living room and bedroom. I also wanted to attach, I have two tot Pomeranians who I am trying to protect. I feel similar to she isn't helping us enough. I call her this morning and she told me she was going to bequeath me more traps. I feel approaching she doesn't want to spend money towards this apartment, even if it is a pest situation. My husband feels discouraging for her since she's an old female. I like her too, but I touch like she can do so much more. I estimate she is being cheap, what do you have a sneaking suspicion that?
Answer:
A couple of apartments of mine got mice this departed summer, and we called an exterminate. The guy required $60 a month to put down mice traps, and come in and check them every couple days. It sounds to me close to your landlord is doing exactly what an exterminator would do. What more do you want?
why not appointment the city, and ask help beside the Rent Board? hopefully your city does have one..and who know
So there are a couple of mice, big concord.gets some traps and thieve care of it your self.Try cleaning the kitchen. The world isnt ideal, take some responsibilty yourself.Your landlady let you keep two dogs within an apartment!you should go over to her house and fix stuff for her.Does she hold to come over and swat flies for you too?Landlords cant create a perfect little world for you.
What do I mull over? well she's not simply being cheap, but not remarkably smart, could be age too you know.
I would check your state's landlord tenant work to see what she is required to do about her little friends taking over your house. I would also explain to her about the hantivirus that her little friends transport and the potential liabilities to her, not to mention what it can do to you and the hubby.
I would next call an exterminator and run care of it and your husband and you can reward for resolving the problem. How you collect for your expense is up to you, if you even want to collect, and how to collect is up to how the state law say you can and can not collect.
Get a cat that won't eat the Pomeranians
Buena Suerte
Rodent infestation make a home unlivable. Technically you have the right to withhold your rent allowance until such a time as she makes the apartment livable, ie: carry rid of the mice. However, you will likely want to save a good relationship next to your landlord. Talk to her first, and see if you can convince her to hire an exterminator. If she will not, you can report her to whichever department within your state that regulates housing. If you are going to withhold rent, you need to first contact an attorney to be sure that this is endorsed in your unique situation, then document the situation. Take pictures or video of the evidence of rodents, and dispatch a letter to your tenant, certified, return receipt requested, stating that you own a problem and expect her to take safekeeping of it or you will be withholding rent. These things will protect you if she sues for the rent or tries to have you evicted. Good luck beside it.
I'm looking to relocate inwardly the U.S...any suggestions?
Question:
Answer:
Check out where you want to live FIRST - and look at adjectives the parts of your needs:
1. Climate - do you close to desert, rain forest, hot and humid, snow for months?
2. Society - big city versus small town, have need of an international airport nearby?
3. Shopping - do you perceive the need to be essential the biggest mall contained by America, or do you internet shop?
4. Taxes - some states have income taxes, some states hold sales taxes, some states enjoy both.
5. Geography - do you need to be in close proximity mountains, oceans, rivers, lakes, flat space, etc?
AFTER you own a general impression of what you like and necessitate, THEN start looking at locations. I can tell you after living across the country, the US have everything anyone is looking for, but you have to know what you want and be in motion after it. Also, find where you want to live according to what you approaching and don't like, consequently stick with it - establish early on what you're liable to compromise on for career, relatives, etc. For example, I don't like big cities, but I married an fix and the only firms that really entail his kind of expertise are contained by big cities.
There are tons of websites on each state, and even most little towns own their own websites these days, so I would focus on standard US information first, then get hold of more specific - and go to places until that time you put them on your short list. Talk to relatives there, chomp through local food, do a little shopping and driving.
The good-looking state of Virginia!
Wisconsin - I love it here!

hi i'm eusebiu
People who live close by the coast (any coast) are usually nicer than people who live within the middle of a large country.
Gulf Coast culture are great!
East Coast people are pretty worthy too, but avoid DC and New Yorkers.
People in Alaska are some of the nicest I hold ever met.
I really, really think the city I'm contained by is the best place to live in the USA. However, since in attendance are people that are trying to bring to the USA to do bad things here, I'm not going to relay you where it is until you enlighten us that you're a nice person coming here. Are you?
Oh yeah, rebuff that thing I write down here about what class of work I do I might commute, so that might not be the city I'm talking around.
where do you live and what are you looking for?? you can't in recent times ask a question similar to that b/c everyone is going to give you their opinionOPINION.and everyone's different. some ancestors love the big city, some love the countywhat are YOU looking for?

What business can i do near a unpopulated ground short constructing any building? The property is deeply big?
Question:
Iam having a property and want to business contained by it? but i dont want to construct any buildingin it, its a big property about 4 grounds and located completely close to college and business centers...
Answer:
You didn't say where on earth the land is, and since English is visibly not your 1st language you could be almost anywhere on the planet. Because a local (municipal or county contained by the USA)government agency usually sets and restricts land use, no definitive answer can be given until you answer the following question:
What country?
What state/province?
What county or province subdivision?
What municipality?
How (if at all) is it zoned by the local property appraiser/tax accessor? Residential? Commercial? Agricultural? If it is close to a college and business centers it almost definitely IS zoned, which mechanism that the local government will individual permit definite uses. For example, if it is zoned Residential you are forbidden to run any business on it at all. Getting the zoning changed is usually difficult, expensive, and time-consuming.
What does "4 grounds suggest? I can not find "grounds" as a unit of weigh of area within any conversion factors websites. If it is a slang residence I have never hear of it used to measure stop - at least not within English.
Cemetery
Depends on its zoning and where you live. Off foot, I know that in the south they hold U-Picks in lots close to that, where they merely grow strawberries and various vegetables and population come by and pick them from the ground themselves and pay per pound. Kids close to it and it has a great "fresh" appeal.
expand it up for a flea market, charge so much for respectively booth, everyone supplies their own tables commodities, etc. you supply the bathrooms (port a pots).
put up a parking lot
suggestion on buying and selling property?
Question:
looking to start a small business buying, upgrading and selling property. Any advice from someone already experienced within this situation would be welcome. thnx
Answer:
There are tons of books on the subject that can furnish you really detailed info and help. Go to your local bookstore or library and start reading, if the writer sounds approaching he knows what he is discussion about - buy or rent the book... That's how I get started. There are many different design, so read lots of books and formulate your own plan while you are saving money and trying to swot everything you can.
A couple of tips I have found adjectives:
#1 - Don't buy anything more than 50 miles from you home (less than 20 is better). You want to be close to your property so you will know the area, so you can work on the house well in the afternoon/night as powerfully as on weekends.
#2 - Try to find an owner who wants out of the headache of rentals to owner finance the property to you. You own to talk to populace, make relationships and not be affraid of rejection.
#3 - You are not going to draw from rich this week, month or year. Real Estate is slow and steady income in insert to the money you make at your 'real' living.
I would say supply it on ebay or if your trying to buy something search what you want and it will relay you how much it is and how much time untill you can't bid.
When selling a house yourself, is there any taxes charged above & beyond the productive price of the house? For Example, if I sell for 70,000 & the house is worth 60,000, is in attendance any taxes charged on the 10,000 profit?
It costs twice as much as you think it will.
Be prepared for the abrupt.
Must have lolly and credit to get started.
Must take the house cheap in today's bazaar.
Be aware that there's a lot of culture who do what you want to do.
Good luck!
Find a Realtor that you trust very much. You can find property for public sale by owner, but you stand a better chance of getting ripped rotten. A trusty Realtor will help you find "value" base on the current market and have access to all the properties available for public sale. Being a Realtor myself, I cannot express the word TRUST enough. Next find a builder beside whom you also have extensive trust and near whom you are familiar beside their work and rates. Always have the builder look at respectively property to determine the approximate cost of any fixing up. Your Realtor should be able to report you based on open market if the purchase plus fix cost is worth the investment. Also, remember that nothing is for sure. You should be nouns financially enough to know how to wait for the expected resale time. Financial support is very defining - someone who will be patient and stand beside you.
you enjoy to know the area you are living surrounded by very ,which neighborhoods are not worth buying as they are depreciating, and which will spawn a good profit for you transitional neighborhoods propose the greatist potential for profits and undervalued homes contained by highly appresiating areas are also appropriate buys, you have to constantly be inquiring out these properties, to really make money ,find a restrained contractor to do your work at the home, as you should be buying at least 8 to 10 houses a month, you will want to fix and hopefully re go within 30 to 60 days, generaly 30 days so you can flip earlier the first mortgage payment is due, nouns them all near intrest only mortgages or principal just mortgages, although they are harder to find, always work near two or 3 mortgage companies splitting your business between them. Also knowing the neighborhood will dictate how much you will budget for upgrades, avoid anything that is not structurally nouns as that is where on earth the the budget can be blown, you want to focus on cosmetics and tweaking the floorplan if needed, it is a buyers market in a minute so the buying is in your favor but the re mart will be tricky so you have to budget the projects prudently. It wouldnt hurt to get a genuine estate liscence so you can sell them yourself ,if you dont want to spend the time selling the home, find a realator and brand name them give you a treaty on their comission for your exclusive business, make sure the relator is not a rookie and know every trick in the book and is an excellent marketer. dutiful luck
